Great insight from everyone on this thread.  I?ve always been curious - what has been the average appreciation for Irvine, say for the past 5 to 10 years, for SF homes and condo?  I searched the site a bit and couldn?t find this info.  Appreciate the input!

We're being told the same thing... and that's the option we have picked. The price for the 48" isn't bad actually... Am just glad they're not forcing us to upgrade to the fancier Wolf range (60" wide - dual side-by-side oven) with the furniture package...the one shown in the Santa Monica model.

I wouldn't get too excited yet ;-).  Am still waiting for much of the same information but wanted to get the big ticket item out of the way.  At least I'm not required to go for the 60in fridge. I'll let the forum know when I get more information.

It took a number of escalations but I finally got the furniture package without the 60in fridge.  Helped the person at the design center craft that email to her management.  They're probably not advertising this... Btw, the list of options in myTB home site is incomplete and often innacurate. ...

Caitlin, I also opted for the 90 degree expansive sliding doors.  Pat tells me that they're having significant issues with the motorized feature option and TB is considering removing it from the option list.  FYI...

I have the Manhattan model and so far, I have picked the structural, the electric... and I'm currently deciding on the cabinet, stairs, doors, etc.... I'm toying with the option to do my flooring and countertop after close but the design center tells me this may void some of the warranties. ...

Update on this topic...  I was misinformed by one of the sales agents.  A fellow HC buyer just got the confirmation that screens will be provided.

I was hoping for them to provide but they said no.  Also, I can't even see how any type of screens can be installed on these windows. 

You may have noticed from the models that all windows at the Marbella projects are of the type with a handle that you turn to open... like a crank. It doesn't appear that having the older style windows screen is possible.  Or is it?  Thoughts?

Appreciate the input as I'm going through the same considerations.  The visual continuity of the tile pattern from the inside of the house extended into the outside patio is appealing to me... especially with the expansive 90 degree glass sliding door.

LLoy Pest Control found evidence of drywood termites in a few areas in my house.  Their recommendation is to fumigate the whole house ($2,700) and to put me on a 3-year program to treat any areas ($1,905). Any perspective on this pricing?  Sounds like a lot to me... Thanks.

I understand phase 1B for Marbella was released last weekend.  Of the 7 houses, 6 have received deposits already.  Looks like this project is selling rather well. Also, I was told that the lots with the "view" are seeing a $200k to $250k premium!!!  Impressive.

The original prices provided by landofnoland are indeed those released as of 2 weeks ago during their VIP event.  They had pricing for each of the specific lots.  If the reduced prices are those from this weekend, Cassis and Marbella are seeing their prices reduced by $265k and $210k...

Decrease in price already?  A bit surprising...  Mind sharing where did you get the new price from?  Have they sold out already?  Thanks.
