My goodness. How much will these cost? $400k with $5000 MR a year? Oh and don't forget $450 monthly HOA fees. Gotta collect those to keep it all clean and safe. Now that makes Delano living above garage look not so bad, doesn't it?

On the positive side, at least people will mingle a little more like that picture shows. More friendship better a community. Now put that tagline.

I saw those on Better Late Than Never (reality show with Shatner, Winkler, Bradshaw and Foreman).

2030 is too far away, we may see those in 2020.

Who said I was joking? Those things have been already existing from a while ago in Japan and Hong Kong for Dads making money in the city to raise their family staying in countrysides. Also getting popular for youngsters who have not much other choices but to stay there for a certain period of time.

Wanna hear more? There are similar things in East Coast in this very country of the United States. They may not look like that modern cube box thingy, but living in a small ghetto apartment sharing one bathroom from multiple units is the same concept already existing. Who says it will not happen in Irvine?

Does anyone know if the 3 story Nova at Novel Park buildings will have an elevator.? Seniors need flats but not with 1 or 2 flights of stairs to lug groceries up. These buildings have 11 units in each but only one flat on the first floor. The rest of first floor is garages.

The framing is going up on Novel Park and recent official ads mention the community is coming this January 2019. I looked at the Nova plans on the city website and saw no elevators.

The upcoming Great Park District 5 community has a stacked flat plan similar to Nova with an elevator.

Thank you for the info. I suspected no elevators. It looks like we would have to get a residence 3 at Nova. It is the only one on the first floor and they are only building 5 of them out of 55 units. Not good odds. Another month and we should be able to see what they cost. We might wait for the next neighborhood.
 
Novel Park has dusty boot model tours (invitation only by pre-qualification) scheduled for February 26! The invite tour is for the Nova and Echo communities.

At the preview event today and got some info and prices on Novel Park in general and specifics on Fringe, Echo, Nova, Modo, and Verge.

Nova sold 8 of their 11 in Phase 1. The most expensive 3 had no action. Echo had no sales. Probably because there's plenty of inventory of new construction in the 900k-1M range. Modo, Fringe, and Verge all sold a couple.

The first striking thing is $450+ HOAs and of course our favorite MR. MR tax of $3,412 to $7,247 range is not as bad as other GP homes, but definitely not low as EW, recent PS, or BR with no MR.

To put that in realistic numbers, if you bought the lowest priced home, Nova ($409,990 - 1 bed) with all cash, you still have to pay about $1,100 per month just to keep the property. If you bought with the regular 20% downpayment, you would have to pay about $2,500 a month at 3.5% interest rates. It's actually not bad since it's still in Irvine with enjoying all the GP amenities, but $2,500 for a 1 bed home could be a little high for some folks. This particular Nova home seems to be already sold BTW. We'll see if the price will go up each phase or stay the same.

Another interesting thing is that it does not mention 2% annual increase of MR so I assume it will not go up?



 
On April 13, Novel Park will preview the floorplans before the models open.

Seriously, $450 HOA for a 3-story condo under the freeway. I assume IHS3000 works for 5P.

It is by the 133 fwy. It is not under, maybe above?
I think Rizdak meant to say near the Toll Road.

I will go check out these once the model homes are open, but I was hoping for less HOAs. At least a little less MR. Anyone knows if these have 2% annual increasing MR like the rest of GP?
