Yep. $350K is nicely affordable starter bachelor pad but it will come with $8000+ in MR and $400 in HOA. They'll conveniently leave this out of their brochures until you asked them. I'm assuming these 536-units gonna be attached.

Nope.  The welfare leeches units will pay little to no mr.  It will all be subsidized by the market rate units.  VoC has all low income as owner units and you can see how little they pay.  It screws everyone else so much the city stopped allowing low income ownership units and went back to apartments only.
 
Another thing is sites like zillow cant tell the difference between low income and market units.  So when your neighbor sells for half the price it drags your homes value way down.

IMHO, the 350K product in Great Park - District 1 West is the one bedroom condo.

It appears the new GPN development at District 1 - West will be named Novel Park. Novel Park will be the fifth neighborhood at the Great Park.

If you drive on Ridge Valley Rd, William Lyon has their construction signs up. Massive construction work is ongoing and the streets are paved. Photos are attached.

Got to love that 650 sqft condo start at "low 400s" which probably means closer to $500k for everyone but Phase 1. $750+/sqft prices.

The journal asked Haddad about homes on top of businesses (Base Camp or The Village - European style).  Haddad stated they are still in talks with the city and he hoped to start (construction) in 2020.

It?s a interesting article in which Haddad discusses the future including a new downtown near the Great Park/Irvine Metrolink station and a concept home with no garage which is priced low.

commercial development (262,000 sq ft), office (58,000 sq ft), research and development (123,000 sq ft), a hotel with 152 rooms and and 588 housing units!
