I tend to think my opinions are fact-based... Irvine has higher prices for similar product than surrounding cities and all the factors of why that have been cited through the years have always been dismissed by the uber-bears. So... I am NOT a robot for TIC. I am a serious potential buyer for a Cortona home, although hesitant to put a deposit on one now because of the freeway location and the fact that there are so many available lots still unsold. I am in love with the community though.

Laguna Altura has serious competition now! With NO Mello Roos at Lambert Ranch, prospective single family home buyers at Laguna Altura should think twice about buying there and living off freeways! Now what are the chances TIC getting rid of Mello Roos at Laguna Altura as a selling point?

Looking at the map, traffic from the 405 affects the Siena tract of Laguna Altura more so than the other tracts. It's no wonder, Cortona  is selling better in this community even though it cost $250K+ more. Besides that, in Cortona, you get real single family detached homes without motorcourt...

If they are paying all cash, I am sure they can hold on to the property in the worse of times. The only thing they have to worry about is the carrying-cost, like property taxes and HOA fees.

That's good news for Laguna Altura because the apartments will buffer the noise from 405 and also take on the brunt of freeway pollution!
