I did read past threads and called all the recommended painters.  Orlando, 3-High, etc.  Can't believe the prices are all over the place.  Quotes range from2750-9000.  Most fall in the 4K ball park plus or minus a few hundreds dollars.

I'll hold off judgement until I see the design and what the price will be.  Looking on the map, Lambert Ranch is more Foothill Ranch than Irvine.  Maybe potential buyers should look at moving East for about 2 miles, pay to use the toll road to get to Irvine, and save tons of money.
