If I had to guess, given the interest list, I actually think prices go up marginally the next few phases. CDS + proximity to park offsets slightly smaller lot sizes (but still larger lots than pretty much everything else for this size home).

All 3 floorplans imo are better than others at PP/SG/CV for similar sq ft sizes.

But tough to tell how much of price premium is coming from floorplan vs. lot size vs. other factors. Sagewood and Rosemist are almost priced same now, and Whistler ~$125-175k or so less than Sagewood at roughly similar sq ft. Even with more desirable floor plans, that much gap makes me think it's mostly lot size premium.

While I think they tried to be foward thinking with the NextGen idea, the builders should have made it an option (which they may do in later phases).

For example, the Rosemist Plan 1 should have had an option for a more traditional den layout:
