They're typically half bath to serve the "public" area in case you have guest. It would be awkward that they must go through your bedroom to use the bathroom.
 
I think that's right. 2500 sq ft.  Just went to a similar house down the street the other day
 
Lot is 6500sf+. Not quite 7000 and obviously from the pics. Not all useable.  Paging Jessica Hong.....

Ya I'm pretty sure square footage is 2515.  So she's embellishing both on home square footage and lot size.  I wonder if there is anything to keep her accountable or if the buyer finds out after the sale closes that they misrepresented the square footage, if there is any penalties to be paid by the owner or agent.

Anyhow good to see $500 / sq ft. in PP and this will be the perfect test to see how it does against the new BP homes.

Probably using this Sagewood as a comp.  It closed at $507psf last month.  The closed one seems better upgraded.

$452/sf with conservatory, which is still not bad.  I wonder if public record will show 2,850 or 3,200. 

We just bought a house in which the seller did original builder conversion of 1 car garage to den.  The public records still shows the basic plan square footage (with the unconverted 3 car garage).  I guess if the builder didn't report the conversion it didn't get recorded?  Anyway, it was a very nice surprise (200 sf extra).

Its been pending before (IIRC).  Curious to see how much of a discount they were willing to take.

They took it off market for a few months.
