La Vita at Orchard Hills

What is going on in orchard hills ?  No sales .  Same listings ?
If we had a guard gated would that help?  Then I look at hidden canyon, same problem .

The price is pretty reasonable now, no? This is how they should have priced the house from the beginning. Now it's just a stale listing.

Sold! for 1.9MM. Looks like breakeven at best.
 
Probably broke even or lost little $ after costs.  The buyer probably needs to dump another $350k to $500k to make it look descent inside/out.

The staging company replaced the cinderblock diy patio furniture with real patio furniture.
 
2 million home right next to toll road.  Amazing.  There is a buyer for every house.  Outdoor living listening to cars all weekend.
 
Another plan 4 popping on the market for $3.9m
Ambitious if you ask me.  But a lot of La Vita resales have done surprisingly well.  I remember when these first came out, people complained about the piazza and the townhome feel.  People thought these wouldn?t sell well.  But these have been the hottest resales in the Groves. 
 
No denying they?ve done well but I still don?t like the piazza.  When I drive through this part of OH I always think I?d much rather take my $2-$3M to Lambert Ranch or Laguna Altura.
 
So what is causing people to buy these resales?  Smaller than some of the bigger homes, yet higher price per sq ft

Plan 4s Flooding the Market.  Exodus.  I say too ambitious.  Wealthy are not buying $3.5+ million homes now.  <5 pending entire Irvine that's $3.5+ million.  Needs to be low to mid $3 million for 119, 111, and 97.  and high $2 milion for 79

I love the plan 4 but pricing is getting ridiculous. But the market wants what the market wants.

Seriously, but for some reason, these La Vita resales are selling well.  Selling better than any other resales at the Groves.  Maybe once the Groves sell out, La Vita and the Vistas will help bring up the prices of the area.
