I checked out both 113 and 121 Sunset Cove. The pool at 113 is about 2-3 feet from the edge of the house!!! that would be a deal breaker in my opinion. they've filled every inch of the yard with pool and built in seating/hardscape. too bad about the yard;  there are some high end upgrades there though a bit too hard contemporary for my own taste (i'm sure there are those who would like that style though).

I know the agent for 121. the owners moved to Hidden Canyon.

Supposedly 113 Sunset Cove sold on the first day for a little over asking price with a couple backup offers.  But it doesn't show pending.

113 is pending now on Redfin.  I guess view sells.
 
Too many homes from $1.6 to $2mil . For a non view under 3700 square feet . Stay at $1.9 and under and it will sell.
 
It saddens me to see houses with poor upgrades . Just to trick buyers . When in fact , they are tricking themselves .
Plan 4 with no pocked door looks worst then an average apartment .

I wish I could get a job proofreading these listings for ESL agents.  I could charge $40 per listing (including grammatical edits) and make some good extra cash.

I don't think you can apply this stock/tulip bulbs to real estate.

Unlike those things, real estate keeps getting higher, even the lows of the 2000s bubble never got as low as the 1990s ones.

It would be very hard to find one home in Irvine now that is cheaper than it was pre-2000.

The price is pretty reasonable now, no? This is how they should have priced the house from the beginning. Now it's just a stale listing.
 
We are on a down trend .  La vita , Trevi, Messina , etc . Taking too long to sell .  Interest rate will increase in September .  Watch out then .
 
Plan 4 la vita without  a view and poorly updated , lucky to get $2.1.

All other under 4000 sq ft lucky to get over $1.9
