Thanks again Soylent Green Is People

+3 since I have done 2 purchases + 1 refi with John, from his MetLife days to BofA.  Too bad the Kelso team took over the business for IP, or it would've been another one.  ;D

Wow - what did they do for the buyers that bought in the first 3 phases?  Those buyers could get very pissed off.

    Kitchen Backsplash

For modern look, consider some good pattern quartz countertop that goes up to full height backsplash

Is Irvine becoming Too Asian Part 2

I went to Monta Vista High in the 90's... didn't feel nearly as Asian as Irvine today.

Builder Upgrades- what did you choose /how to get these done ?

$1200 for 4 LED recessed light was for Belvedere.  Anyways, no brainer to do it post-close.  Even for the first floor, since I'm not going for premium paint and will paint afterward anyways. I don't think it voids any warranty like the bathroom floor, would anyone disagree?

Builder Upgrades- what did you choose /how to get these done ?

Really?  Builder is quoting mine at 1200 for 4 recessed light, and 3 external sources quoted for 1/2, 1/3 and 1/5 of that!  The first 2 sources have >100 5 star Yelp reviews and last one is a dependable handyman that I have used before

    What went wrong?

Earlier immigrants (Vietnamese/Korean) in GG are very different from the late Chinese immigrants in Irvine in a lot of ways (they come with different intentions to begin with), and it's hard to draw a similar analogy.  It can be better or worse in a lot of ways, but it's going to be different...

Belvedere, La Fayette or Palo Alto

That's right, no option to convert california room to an observatory..I think there's certain setback requirements that the home needs to meet.  I personally like a california room better, as it makes this tiny lot a bit more respectable. I don't mind the view of the old NW homes - I think it's...

Belvedere, La Fayette or Palo Alto

@abosch00 - Setbacks are  9.7' from California Room and 24.2' from living room.  No upgrade included in the price, but I personally won't get much from the builder other than electrical, insulation, etc.  Really hate paying taxes for the upgrades.  Last I checked, the only one that hasn't sold...

Belvedere, La Fayette or Palo Alto

@abosch00 - I eventually got a Plan 2 with this "premium" view... I like Plan 3/3x more, but its price point is out of my reach.  Lot premium is 25K due to single loaded street facing paseo, and slightly bigger lot ~3800sq ft.  I heard the final phase (the row of homes where models are) will...

Belvedere, La Fayette or Palo Alto

I'm one of those that bought at Belvedere - did my research and also finding Belvedere price to be high, but IP is pricing it to push my limit... resale homes are not helping either as they have gone up in the past few months. I have nothing against Palo Alto, but I personally prefer EW over SG...

    Belvedere at Eastwood

Well, that's especially true if you are buying the "premium" lots in Phase 3 & Phase 4, which are the homes facing the old Northwood homes.  If you buy other phases, then you won't have this problem with your home.  Good news is there is only 1 home left with this premium view last time I...
