We are considering putting our home in Pavilion Park for sale as I am getting transferred to another city. It is a Shea Sagewood Plan 2 with an extended living room. The landscaping is done and we certainly have a lot of upgrades.

To turn this into a positive thread, can we get a list going of landscaper that have done a GREAT job. I really don't care about the cheapest as they are the first ones to cut corners. I just moved into GP and will be looking for a landscaper in the next month or so.
The effective tax rate for Sagewood is 1.8% + HOA while properties like Arcadia in Stonegate is about 1.4% + HOA. on a 1.1M house that comes to about $500 a month more....Does the extra Mello Roos a concern for anyone here?

What are you thoughts on the price increase of plan 2 from 997-1066 over the last 6 months? We are really interested in Plan 2 and will create the great room opting out for the 3rd car garage.
We were in the same boat but have decided to stop looking at Baker Ranch because of the vicinity of the jail. WHile it might not matter to many, it was a psychological barrier in our mind. We also looked at Ladera Ranch and Coto but have decided to focus our attention in Irvine.
Bones: How much do you think the outside look of the house matters? Meaning Whistler has the colonial types of homes which some of them are blue? The Plan 1 and 2 are a little different then many of the other properties in PP.
We visited Whistler at PP yesterday and noted that they have Plan 1 and 2's available for immediate and July/August move in. Any thoughts on why the demand has not been there for Whistler? There plot sizes are reasonable between 4500-6000 with prices between 925-960.
SGIP: The one advantage for the Irvine house is that it was built in 2006 while the CDC was built in 1988..so that would have some value.
But on the other hand, the CDC house is not a motor court house.....
