How does an overpriced listing drag down comps? There are several overpriced listings in my neighborhood and yeah I think they are idiots but I welcome overpriced listings as there may be a greater fool out there that will pay more than its worth and bring up the comps.
We are in a Brookfield Home now and they have great customer service and better quality than Irvine Pacific. I think Irvine Pacific has good customer service but quality is lower in our experience (bought 3 homes from them in the past). Quality is not bad with Irvine pacific but better with...
I had a similar incidence with a CalPac home (this was Irvine Pacific before they become a paper GC and subbed to New Home). We had some faulty stucco that leaked during a rain. It lead to black mold in the pantry in the kitchen. We didn't realize it until the drywall on the bottom became black...

Vista Scena (Irvine Pac) charges $10K premium for the lots that back up to Orchard Hills so there is no neighbor behind you, but the backyards are still small. So 15K seems like a better deal

He painted after the molding and wainsoting was installed. No issues with taping, overspray, etc. He sprayed the paint on and applied several coats. He did a good job covering up the nails. The issue I see with painting before installation is the seeing the nails. I don't want to see the...
