qwerty said:Lambert ranch has a normal, traditional neighborhood feel since it's all sfrs. Most homes, if not all, have at least 20 ft backyards so a little more separation from your back neighbor. No mello roos and lastly gated. So you get a normal neighborhood with the benefits of new construction. No other community can say that in irvine.

Toll road is pretty far, you cant hear much.

Toll road is far, and so is everything else. Location, location, location. There's a reason higher density developments are closer to the city center, higher land values determined by location, location, location. Look at the post on land value 101. This is basic real estate stuff.

I think this was the last house sold by the builder in nearby Garden Hill tract last month and it sold for $365/ft and to think Garden Hill is a motorcourt (compared to traditional SFR for Quinterra) with two HOA fees (compared to one for Quinterra)

Saratoga is a detached condo - no lot lines
By comparison....
Montecito is sfr - has lot lines
Garden Hill is sfr - has lot lines
Magnolia is sfr - has lot lines
Marigold is detached condo - no lot lines
Sage is detached condo - no lot lines

GH said:test said:Garden Hill is a SFR BTW
btw, PS association actually classifies Garden Hill as Condo
http://www.portolasprings.org/association/design.asp
2014 Condo Application (for owners in Sage & Garden Hill)
test said:That's a typo. If you look at the sub associations page it's not listed so there's only ONE HOA
http://www.portolasprings.org/contacts/subs.asp
NO SUB ASSOCIATION:
PRADO / SERRA / LAS COLINAS / LAS VENTANAS / SAGE / GARDEN HILL/ QUINTERRA
Sage and Garden Hill (Cost Center ? No Sub)

Who's buying in lambert ranch at this price point when obviously the location at the turtles is far more superior?
???
