And aqua bliss I absolutely agree with you. There is something about quinterra that feels so depressing. I went to check out Quinterra because everyone was saying "oh it's just like Capella". I went to check it out - no comparison. Yes the floor plans look similar but the details, features, 10ft ceilings and the outer appearance of Capella is far more superior. Since phase 1 & 2 are mostly built out now in Capella you can see a large contrast in the details.

But I guess people like quinterra right? Aren't they almost sold out?
 
Quinterra feels isolated, and not in a good way, but I'm sure when Portola is completed it'll feel much nicer.
Currently you have to drive Southwest to find any civilization.

Quinterra also seems to be the farthest community from the coast and still be in Irvine.  Coastal properties > Inland properties so closer to the beach = higher property values.

Toll road is pretty far, you cant hear much.

Toll road is far, and so is everything else.  Location, location, location.  There's a reason higher density developments are closer to the city center, higher land values determined by location, location, location.  Look at the post on land value 101.  This is basic real estate stuff.

It's almost identical location to Lambart Ranch, but lack the amenities, and tax advantage.

I think this was the last house sold by the builder in nearby Garden Hill tract last month and it sold for $365/ft and to think Garden Hill is a motorcourt (compared to traditional SFR for Quinterra) with two HOA fees (compared to one for Quinterra)

That's a typo.  If you look at the sub associations page it's not listed so there's only ONE HOA

Not true.  Sage and Garden Hill both have two HOAs (look at the previous redfin link, HOA is $216/month compared to $139 for Quinterra)
 
So I took a look at the 2 lambert ranch properties currently listed on Redfin and my question is WHY would you buy at lambert ranch at the over $2mil price range when you can pay the same $$$ and buy in turtle ridge??
Who's buying in lambert ranch at this price point when obviously the location at the turtles is far more superior?

The better question is why would you spend $2M in Irvine, ever? When u can get newport or other coastal living for that price. While you may think the turtles have a better location others may find living south of the 405 detrimental to their situation. I work in la county, living south of the 405 would make my already long commute much longer and probably unbearable. And isn't north of the 405 where all the asian action (food, etc) is?  Isn't this why Asians buy in irvine over the coast? 
 
$2million in the turtles is fine with me, why be a chump with your measly $2 million in Newport when you can be an upper tier Irvinite in TR?
