Alta Vista and Bella Vista at Orchard Hills

Does anyone know if Bella Vista & Alta Vista are the largest homes and lots to be built in Orchard Hills? I have seen the 'Future Residential Areas' shown on the Orchard Hills Village map and it seems to be even more elevated up the mountain and closer to the 'Reservoir'.

I believe so but which "future Residential Area" are you referring?

I don't think OH neighborhood 3 will have anything over 4500-5000 s.f. but the neighborhood 4 could have something over 5000 s.f.  However that neighborhood 4 is still a few years away from development and the elevation is not as high as Alta vista nor the highest lot in neighborhood 3.  So in Orchard Hills neighborhood 1, Alta Vista/Bella vista and Trevi/Amelia are the largest homes.

Yes, I was referring to Orchard Hills 3&4. Typically the largest homes are in the final phases of each development
 
Just stopped by the Bella Vista sales office today to take a look.  They let you in the framed models but you have to be escorted and wear hardhats.  That Cielo plan looks really impressive with the two story dining area and dual stair case.  At 5000+ sq feet Cielo looks very impressive.

They were all sold out phase 1 and 2.  They said escrows on these would close in 1 year.  Those fast and savvy enough to have already bought might be looking at serious equity increase before they even close escrow.  I saw about 3 lots at around 14,000 sq feet already sold.  No view but geez at that size you can make your own view.  I only saw about 3 view lots that are over 12000.  When the choice lots are released and models are in place I think prices are going to go up substantially. 

Just gorgeous homes.  Starting to think seriously about selling now so I can get in before prices get out of reach.

Agree 100%, this neighborhood is going to incredible once built out. Toll also tends to bump up prices quite a bit once the models are built as well. If you can comfortably afford it and aren't buying on short term speculation alone (see: the "Looking Back" thread) it's a no brainer.

I'm advising my clients looking to move up to have a close look at these. They may very well be the last new construction homes you'll be able to purchase in Irvine with sizeable lots and views.

I'm up for that! Haven't been out to the Toll Brothers YL development in some time, it'll be nice to see them again.

Cielo at Bella Vista somewhat resembles Capistrano at Enclave. Capistrano is bigger, but the design centerpiece of the floorplan, the staircase, is very close. The layout of the upstairs is also very close.

Savona at Alta Vista is a dead ringer for Santa Rosa at Enclave, although this time Savona is a little bigger in every dimension.

Just visited Enclave in YL over the weekend and wow, the backyard landscape, swimming pool, water futures are just incredible. 

For those interested in these Vistas, it's really worth the trip to check out these Enclave model homes.

 
Wonder if Hidden Canyon (or even Orchard Hills for that matter) sales will take a hit now that Toll Brothers has opened in Orchard Hills?

They just increased inventory for basically the same houses at similar phase I prices.  I guess it will come down to location once OH prices catch up.  I would have thought HC had an edge but where the Vistas are located are far different and superior then any other OH development so it makes for an interesting comparison.

Can both HC and OH sell out in 2-3 years time I guess is the question.  I believe they are linked.  Though they are at oppisite ends they are in the same market.
 
IUSD > TUSD

No matter how good TUSD is, it will still be TUSD. 

It's alarming/concerning to see TUSD is refusing to open up more grades at OH School despite the number of new residents/kids.  I once heard the reason is due to funding....  I saw a petition on Nextdoor for TUSD to open up more grades a few days ago.

IUSD on the other hand, is never shy about building new schools. 

I tracked similar homes in NP, WP, NW, TR, and LA.  NP appreciated least within the same time period.  The only conclusion I drew is TUSD....

Been living out in OH for 2 years now and I can never get over the beauty of the topography. I love my walks and jogs around the community. I'm sorry, Hidden canyon homes are nice but the topography around that community doesn't compare (for those that enjoys hills of green and some peace and quiet).
 
Wanted to get everyone's opinion on a dilemma my cousin has come across.  She is deciding between the Amelia Plan 1 versus waiting for the Bellino at Bella Vista.  The Amelia is fully upgraded with landscaping done or she can get a Bellino starting for nearly the same price but will have to put in another 400-500K for upgrades and landscaping.  The issue with Bella Vista is have only some idea of what it will look like based on looking at Hidden Canyon.  Also have no idea of the site it will be located and if it even will be affordable by the time the phase she wants is released.  With the Amelia, she will also have saved up extra money to purchase an investment property.  Which is the better investment and which would you do in her shoes...Amelia fully upgraded and ready to move in plus an investment property of 500K or Bella Vista in the hills with a larger lot and can customize a little.

Not entirely. We looked at the Altura model, or what is made of it and didn't like how the spiral staircase ends over the entry way. In the Cielo, don't care much for the dual staircase off to the side with the courtyard in front which seems wasted space to me and more landscaping needs to be done after looking at the similar model in Hidden Canyon. Also has no great room and living room awkwardly situated with a dual kitchen countertop which she didn't find useful. My cousin actually liked the Amelia 2 with the casita due to the central courtyard. The Tacara looks amazing but will fall out of the price range unless get it bare bones which defeats the purpose of having a house as this one.

Amelia. Fantastic builder with unparalleled customer service IMHO. Plus an investment property for the future.

Plenty of items that I don't like about Amelia in general and the plan 2 especially but that's me.  I personally like Cielo a lot.  It is all personal preference.  So if your cousin really likes Amelia plan 2 then its a no brainer.  Especially since it is cheaper and she gets extra money for investment to boot.  Just make sure other things are considered:  Feel of the neighborhood, lot, privacy, etc.  As for future appreciation between Bella Vista and Amelia...no one has a crystal ball but it is mho that Bella Vista is the better investment.  But you are right you will spend more money on Bella Vista on upgrades in the house and lots are generally much larger then Amelia so lots of landscaping costs.
 
I personally wouldn't touch the Amelia's.

I hate how such large homes are packed in like sardines. I also hate how dark the model homes were due to having homes right up against you on every side.

However, if your cousin really loves that particular floor plan and she's not too concerned about value short term, getting it at a steep discount probably isn't a bad idea.

I too think the Toll homes will be much better investments in the long term, which is why I'm looking there and passing on both Trevi and Amelia.
