I think these are the same floorplans. DeVry has a larger lot (10k sft!) but I think Sierra Chula is in better condition inside.

I think these are okay values considering we were considering a 2-car garage single level TR home for about $1.2m last year. But both of these back Culver.

Land is cheaper in the IE versus OC. IE builders can take advantage of wider lots. Irvine builders are stuck with narrow lots which limit home layouts.

Funny you mention this versus OH.  I think one of these 4/3/2300 SF/3CWG sellers in TR is moving to OH.

Been to Eastvale, it smells like Cows and Farms. No wonder they can build this on a wide lot for cheap.

Highest household median income in Riverside County, and I believe even higher than Irvine.  Eastvale is not bad, my choice if I have to pick IE.  Schools are decent as well:

Interesting. I didn't know that. Visited a friend there recently who bought a new build and couldn't get over that "farm" smell. Wonder if it was just that day but it was definitely a "turn off"

I'm just guessing, but I think it's like that all the time. To me - Chino Hills smells when I'm around that area.

You have a nice huge lot to enjoy outside except it's too hot, it smells and you can't eat without flies having a taste.
