    I like both, but the TV opposite the windows causes a lot of glare. You'll need dark curtains to cover those windows. Sectional couch is ok, but I prefer one regular couch and a couple of recliners.

    I'm a magnolia homeowner, and the HOA guidelines are extensive. You have to have a 2 foot plantar area around the wall, with approved trees and an automated irrigation system. Even if the rest is cheap turf/pavers, it's hard to do it for even $10k.

    To sell the house you have to get HOA to sign off, which means the landscaping must be done, correct? Must be at least 6 months since it first closed. But maybe I assume too much.

    Gardenhouse must be one of the earlier phases. Assuming around $840k purchase price plus $50k upgrades (their numbers) plus landscaping/realtor fees/closing costs, they'll probably be close to breaking even at the asking price. Which is better than you could expect after just 6 months of ownership.
