The easy way to tell if it's a condo or sfr is if it has lot lines.

Saratoga is a detached condo - no lot lines

By comparison....

Montecito is sfr - has lot lines
Garden Hill is sfr - has lot lines
Magnolia is sfr - has lot lines

Marigold is detached condo - no lot lines
Sage is detached condo - no lot lines

In other worlds, Magnolia is a SFR with a motor court just like it's expensive cousin La Vita.

The Irvine builders really blur the line between traditional SFR and detach condo.  There's legal definition of what is a SFR and there's home owner/buyer's perception of what is a SFR, but if the home looks and feel like a SFR to you, than it is a SFR.

For your price range, check out Colbri. It has a driveway, but it's a detached condo.

Baker Ranch. Not Irvine, but Close Enough (tm).

$800k gets you into Ridgewood. SFR, Driveway, no motor court, ~4k+ lot. No Mello-roos.

Right, La Vita is like a suped up Magnolia, it's the best product in OH and the only one worth buying.

TIC redefined SFR based on how many HOA fees you pay.  Marigold and Jasmine are both detached condos but there's only 1 HOA.

Thank you all for your valuable inputs. As I Understand for 850k price range there are no new construction SFR(by legal definition) with a driveway (not motorcourt) within Irvine.

This is correct. The only option for new, close to Irvine that fits your requirements is Ridgewood at Baker Ranch. We had the same requirements and searched for a while.

Raj,
FYI...
Here is the latest price list of master planned BAKER RANCH community in Lake forest for Ridgewood Community Available Homes.
