Where are you looking?

When I first started looking for a house I decided that the house had to be in Irvine since it has the good schools (not that other areas don't) and because this is where I work.

I have been on the side lines waiting for 2 years I am beginning to lose my patience so I have expanded my search to nearby cities (North Tustin, Aliso Veijo, etc.) and I have found these cities to have larger lots, more affordable and less cookie cutter.

What are other peoples thoughts? And if there are enough people like me doing this wouldn't it push the price of houses in Irvine down to a more reasonable level?

North Tustin, Floral Park, maybe.

When I started particpating here I had just moved from Chino Hills and I though I wanted to live in Irvine or Newport. The more I explored and learned about it (I really hadn't spent much time in either place), the more I realized that would be a horrible choice for me. The IHB was my gateway to hate on that shithole Villages of Columbus.

I am the same as you too. Compared to Irvine, houses in other city, Aliso Viejo, Laguna Niguel, are much cheaper and much nicer with larger yard and view/privacy. They are also very safe and convenient for shopping (except for Asian foods). Schools are not bad at all. Because they are closer to the ocean, I think it is cooler in the summer. I don't understand why people would rather live in a 3-story town house in Irvine with tiny yard,no privacy and no drive way than a single-family in other city with a nice yard, drive way and view. I guess, a lot of people just follow what other people say and never open their eyes to see the outside world.

Newport Coast. Laguna Niguel. Solana Beach. Carlsbad.

Already lived in Aliso for 5 years and Orange for about the same amount of time.

Now after 3 years in Irvine with the IAC I think I have had enough "Irvine".

Maybe if I was Asian I would feel more at home. Just Kidding.

I still cant get used to my upstairs neighbor that insists on throwing water off the balcony.

Thank god I didnt buy back in 2004/5. And everybody told me I was crazy to not get on the bandwagon.

Now reading in the Register it may take 20 years for RE prices to get back to peak.

I think its more like 30. Or if inflation goes wacko. Nobody is going to even notice.

A gallon of gas will be $ 20.00 and everybody will be just trying to feed themselves better yet

fool around with Real estate in Southern California.

Aliso, North Laguna Niguel (CDM and Newport would be at the top of my list but I don't want to be house poor by putting so much of my overall money in a home)

I have owned in Irvine for a decade and it is not the same city as when I bought. I am ready to move on.

The funny thing is that when I owned in Irvine, I felt it was one of the the greatest places to live. Now that I do not own there and have taken the Irvine blinders off, I realize it is nice but not nice to the point of it being worth the premium for what homes are going for. Don't get me wrong, I miss the convienence of everything being 'just down the street'. But for 100K less, I can drive a few minutes more.

I think Irvine is going to 'city up' in the next 10-15 years to the point it will lose any last remaining charm it had as a bedroom community.

Bltserv,

So how did you like Aliso during the 5 years you were there? What is your opinion of the Pacific Ridge area?

Just Curious. How many of you are planning on renting until 2013/2014 so that you can in Laguna Crossing or Orchard Hills?

West Irvine or Tustin Ranch. If they get all crazy and decide to build out Orchard Hills 2011ish, that would be at the top of the list --- but I'm probably not going to make it to 2013.

and cheap price.

I do almost everything in Irvine except live there. I would like to thank all Irvine residents for their dedication of HOAs and Mello Roo so I can enjoy the beautiful city and amenities for free.

ps. Thank you for paying for my daughter's education !!!

Aliso was great when we first moved in. Like maybe 4000 people back in 93. We moved in when the Laguna Fire was going.

Had a crappy Condo above La Paz. Then we moved to Glenwood Park. It served its purpose at the time. But the schools really sucked.

My son considered Aliso Niguel High similar to a Jail. And he was not kidding. They had more cops then you could count when i dropped him off.

We divorced and I moved to Orange to be closer to my business in 99. Aliso is not bad as far as a community. But its a drive to get to the

5 freeway. Now you can blow a hunk a cash on the toll road and get to points north or south. Aliso has plenty of shopping and its a little warmer

in the summer than Irvine. My big complaint would be the schools. They just really suck compared to Irvine.

Seems like more renters in our old area these days. Not familiar with the particulars of Pacific Park.

But I would not send my dog to the Aliso schools. A total waste of time and effort. We were very involved in his middle school at Wood Canyon.

The High School was more like going to Iraq. And that was 6 years ago.
