El Toro High is actually competitive academically and LF in general has seen a demographic upgrade as Irvine pricing has risen. The key is to pay some $$$ and get a private college counselor engaged freshman year. Your kid will get in to more good colleges if they shine at ET vs an Irvine school given the Asian "redlining" prevalent in college admissions as ET isn't known as a predominatly Asian high school. Plus, the only OC private school worthy of the tuition is Sage Hill and demand is so high your kid likely won't get in unless they're a stud athlete or have some other unique quality like being Kobe's daughter (which got her into USC as well). OC sucks for private school quality. There's no Pasadena Poly or Harvard Westlake or Westridge or Webb or Louisville or Chadwick in OC.
Irvine pricing is inflated by FCB demand, but that will subside as all bubbles do, and then the LF discount will pay off in the long run.
FCB has been here for 10+ years now? and some have been saying it's going away for the past few years and it hasn't happened, so we know Irvine has higher pricing b/c of them, I don't think anyone is disputing that fact and that there are a lot of cash buyers in Irvine (not solely FCB). I also believe it's here to stay for the foreseeable future. Current buyers should know that by looking at housing prices in Irvine and outside of Irvine, there's an Irvine premium and it's their money to spend on that premium if they choose to.
PS/OH will be finished in the next 3-4 years if not sooner? GP homes that don't zone to IUSD I won't count here as they will likely still be building GP out that way. Resale will be the only way to go, so my guess is there will be a bump in prices when the supply goes down even further and only resale is available.
Bones is way more knowledgeable about private schools and public schools than I am, so I can't add much there. If someone wants their kid in a great college, send them to a horrible school district for high school, that's a better bet than IUSD. Have them shine and do well there, just be sure they don't fall into the wrong crowds, it's been discussed here in the past.
