Hopefully buyers at this price level are move up buyers that are getting more for their current property.

I'm always itching to move up but I'm always stopped because why would I want to take on a bigger loan at a 1.5%+ higher interest rate and probably triple my current property taxes?
Unless the property tax increase laws change, more homes won't really help. I think NY has some crazy property tax increases where people that bought a long time ago are now seeing their taxes increase by 2x and sometimes 3x...

That is how we got Prop 13. People were having to sell their houses because property taxes were going up so rapidly with the rise in home prices and  inflation roaring in the late 70's. (My In Law's house doubled in value between the time they bought it in 1970 and 1979). Should someone have to pay double property taxes just because other people sold some houses in the neighborhood and what if it doubles again? And hence prop 13.

Lots of states will be seeing property taxes go up due to the increase in home sale prices.

I believe in AZ, the county determines their budget and  houses are reassessed yearly. They divide the budget by the house assessed value and put in some multiplier to determine property taxes. (Several people tried to explain property taxes to me but the best I got was "it's complicated". LOL! From reading online it seems that is their system. Property taxes can go up or down but it seems to take into consideration more than home sales. In theory, having lots of new construction with higher values should help the general area taxes even if they go up because there is a larger base to collect from as long as infrastructure costs are not astronomical. Seems to be a good method to hold them in check. The worst seems to be a system like Cali used to have. You can get a big huge bill you weren't expecting just because some neighbors sold their houses. People who are fixed incomes, house rich, cash poor can be devasted with that.
 
Prop 15 (2020 election) which was going to start taxing commercial and industrial properties based on market value barely lost @ 48 to 52%

Where were those homes with a basement in Irvine? Was it Stonegate?

Yes I think basement could become a thing since the TIC floorplans have been repeated and rinsed to death...

Looks like they sold the other 3/4 lots that were left in literally the last 2-3 days. They put 200k drops on some of them.
 
Wow, this is very pricy. More expensive than Meadows by TB per sqft. And it does not have a view....
