They generally keep the sale price as is and give closing credits instead. If they lower the comps, it will be difficult for them to sell the future lots at a higher premium. It can potentially be an issue for buyers in contract to know they are paying a higher price.

It's true about future sales. However, I don't think the second point applies since these two remaining homes are ridiculously higher than the ones in contract. There hasn't been any plan 2 that is close to $1.7M and the 3X at $2M is even more ridiculous.

Either way, the longer these homes stay in the market, the better for buyers.

I'm really happy that I finally got my Bluffs 2 home. Otherwise, these crazy prices will make Bluffs 2 unaffordable for me.  :p  Bluffs sales lady already told us that base price for Bluffs 2 that will be released this week is going from $1.48M to $1.5M.
 
I noticed that Lennar has started to not post available homes onto the website anymore. I think they are trying to avoid showing inventory during this hot market due to their ridiculous price increases. very sneaky and smart of them.

Yeah, I went to check after you posted the list and there weren't any new homes listed. Just home sites 15 and 16.

confirmed homesite 16 sold for 1.9m and also got a credit. don't know how much though. seems like Amara is sold out of phase 11 even with the ridiculous premiums. FOMO is happening right now. crazy...

She wouldn?t tell me the credit. Homesite 15 also sold too now. Let the FOMO continue? I think we should be concerned about these types of situations. It?s not sustainable long term.
