They're probably considered "view lots".  But still, $400k increase for lot premium and some upgrades?  ::) I was offered a privacy lot Soria 3 in October for $1.2M, but at that point we've decided to not buy at Serrano Summit and focus on Bluffs/Highland at PS.
 
For that money, I would rather go for TB's Meadows or CalPac's Sierra. I mean, even Bluffs 2's view lot is about the same price as Soria 4. Whoever buys one of the Soria models must be really desperate.
 
Some people have an immediate need to close and model homes are available now whereas if you reserved Meadows today you're looking at 12-14 months delivery date.

Yeah I was shocked. Thought it would be 1.4-1.5 at most. And these lots will be on a motor court whereas the previous phase actually did not.

They will be gone as soon as they release! keep seeing... when ppl can bid up 200 400K over listing for Resale, this is brand new. Lots of Asians and Indians prefer new over Resale
 
When the market calms down, those people will hate themselves for buying those homes.  Everything sells in a hot market, even the steaming pile of crap homes.

One of my clients got into contract on a Toll Evergreens home for around $1.9m.  They'll do way better than the people that buy those 3-level models.

TB's Evergreen is much much better than Amara, let alone the Soria homes.

Hopefully buyers at this price level are move up buyers that are getting more for their current property.

I'm always itching to move up but I'm always stopped because why would I want to take on a bigger loan at a 1.5%+ higher interest rate and probably triple my current property taxes?

I'm always itching to move up but I'm always stopped because why would I want to take on a bigger loan at a 1.5%+ higher interest rate and probably triple my current property taxes?

EXACTLY why I think building more homes isn't going to help. People are going to refuse to sell what they got. So........ imo it's probably a good idea to buy as much as you think you'll need rather than thinking you'll move up again. Not going to be much to choose from.
