Portola Springs Neighborhood 5A

They are building model homes now in PS-5A and OH-3 are not there yet.  Looks like PS-5A will debut early than OH-3. 

 
Juniper's floor plan is now up in their site.

I've try to compare the exterior pics of this Elderberry with the exterior pics of track 17968 (the one with Belvedere floor plan) and track 17967 (the one with view lot) and find no matches.  It is possible that the builder modified the initial design they file with the city, so this Elderberry still could still be one of these SFR at PS-5A.

Yeah, Elderberry does sound a little funny, should have name Dingleberry instead. :)


 
Now you make me doubt that Elderberry is 17968!

Good info marmot.  So it's there a KB home's sign at the siite?

This track 17688 has the same floor plan as Belvedere and the upcoming Avila at Eastwood.

Initially we thought this would be build by IP then there's rumor it will be build by Richmond American just like Avila.  But if the construction site with KB home's sign up, then looks like it is going to be build by KB and called Elderberry.

This is very interesting to see a same floor plan to be used through three different builders. 
 
No KB signs but if you look at the Elderberry renderings they fit with Belvedere (could be slightly tweaked).

I could be very wrong as plan1 17967 could match Elderberry residence 2.

You are right, this Elderberry is track 17968 with Belevedere's floor plan.

The Elderberry model's address is 147 Ceremony and it match with one of the street in track 17968 and also find the permit file by KB home for this track.

There's a ton of kb signs on that temp construction bungalow.
And a big signage in front of the Richmond American tract.

Don't see anything else, but you can slightly see PS4 starting, PS5C's road is starting as well.

Nothing at all for PS5B but dang, that's some elevation...

It is very interesting the houses at Orchard Grove have not appreciated much since 2014,  except La Vita.

Its the price point.

All houses of the size and price point of OH groves are moving slow, but OH groves is made up exclusively of large SFR so its more noticeable--check out how long similar listings in Northwood Pointe, Northpark, Portola Springs, Woodbury, Pavilion Park, even Quail Hill are sitting with price drops. There's a wall of affordability that the market is hitting, which is about 1.5M. There's just not that many people can afford >1.5M and there's a LOT of inventory to choose from in that segment. Too many super large houses that are more expensive than most people can afford. Who really needs 3500 sq ft house, so people less likely to stretch themselves thin when you can get a smaller place with the same number of required bedrooms for less $.

So the large house market stagnates, and the smaller houses/condos in areas like Cypress Village/Eastwood appreciate like crazy, because that's where the demand is. If you can afford a big house, its actually a "good deal" on a price per sq ft basis. Seems like resale 4000 sq ft are going for about 1.8M (outside of the Turtles and Quail Hill), which is crazy when you consider a 2800 sq ft can sell for 1.3-4M. Price compression.

Should be very soon.  Once builder starts building model home, they can be ready withing 2-3 month if everything goes as planned.

Regarding to price, well, since the smallest unit start around 1900-2000 sf. and using $430-$450/s.f. as a guesstimate, perhaps starting at low to mid $800ks?
