2020. Expectation is that a lot of builders will start rolling it out and advertising it in the next year or two (I think KB has already started to in certain developments).  I presume with that expectation, we'll see more builders go standard with solar to start.  Great Park currently didn't have any builders go standard with solar while KB / TriPointe are about the only two I can think of in the IPAC communities who have had it standard.  Others obviously have had the standard leased option, but that is it, and Ipac didn't seem to widely market their solar panel options, but I presume that has or will change going forward. 
 
Not for sale until January 2017 I believe.  Haven't heard much new information recently, but when we had new info coming out people seemed pretty interested, especially in the Obsidian product.

Yeah, the Willy Wonka allusion seems odd in Lennar's ad since Wonka sadistically eliminated all of the golden ticket holders (except for Charlie).
 
My pick is Carlyle priced at mid $600k. It is priced below comp due to some projects above its segmentation not selling quickly in the market.












 
Compared to what is available in the market in the $500k there is no decent looking products. Most are just a box or architecture with no distinction. Sterling is an attractive modern Art Deco building. Art Deco BTW is the most expensive to build. The end units come with 2 roof decks. The north facing decks are uncovered since it does not get the southern sun exposure while the southerly facing decks are covered. Yes there will be a bonus room between the 2 decks.

Carlyle is my choice bet for it's best value. The variety of architecture I feel is the most diverse and true to the aesthetic. If you like the Cal Pac cluster court but prefer a modern twist this project delivers the best of both. The party room off the roof deck is the highlight. It's attractive and faces the yard park and a fantastic view of the Parasol tree which is the oldest and lagest on the former base. Since it could not be relocated then the entire project is designed around it.

The theme of the Yard park is "playful backyard". The clubhouse is rammed into the earth below the Parasol tree root. No structures above ground shall not compete with the majesty of this tree. The roof top may be sod as to emphasize the sustainability and sensitivity of the play environment.

Jade is a larger version of the Cal Pac cluster. It's designed in the Los Angeles 1930's Modern era of architecture. One plan in particular is inspired by a Frank Lloyd Wright's house in Brentwood where the balcony deck wall and columns are slanted. The big idea of modernism is to blend the indoor to outdoor seamlessly. The highlight is the wrapped around deck perched on the 3rd floor. Jade is slotted in the mid $700k.

Celadon comprises of duplexes and triplexes. Even though the homes are attached it actually lives like a detached home. The shared wall occurs only along the utility side of the homes such as stairs, bathrooms, kitchen cabinet and laundry while the bedrooms and other living spaces are along the window walls. To optimize the view there is a roof deck on the 4th level to boost its extra height for a better view. There is a distant horizon view facing the sunset. The Irvine building code prohibits a roof on a 4th level deck unless there is a dedicated second set of enclosed exit stairs that connect the roof deck to the ground. This will likelly be in the $800k. If you want to learn about a self leveler deck where the deck has no slope then go check it out. City of Irvine mandates all deck to have a 3% slope to drain. This self leveler deck is a topical application for those who demands an aesthecally pleasing deck.

Obsidian will the top of the price chain with its best location and unique angled design. The purpose of the angle is to increased the view potential. Typically when the front of the homes parallel the street its view is only limited to straight out. The angle allows various viewing points. The cone of vision and view coverage is double just like a corner office in a high rise. One side faces the forever protected view of the Saddleback mountain and the other directly over the Bosque and the distant view of a future pedestrian friendly Irvine Downtown. The highlight is the penthouse living with elevator included in the selling price.

Over the last 4 decades Irvine prides itself for its master plan and met world class success. One after another the walled in unclaves began to have its anti social effect on society as a whole. The overly ambitious master plan became the primary. It's all about the lined trees, streets, walls, project monuments, towers without a real purpose, stately boulevards, and utopian pocket parks. Visually they are stunning! Miles of sidewalk, bike lanes, trails, nature preserves are the fabric of this city. At best a few pedestrians were seen and most of the time not a single soul.

I am impressed by Fivepoint's vision because every project began with studying people's behavior and curiosity first. No two neighborhoods are alike, no two parks are alike, no two streets are alike, no two malls are alike, no templates in design are used. Every design must be different from the ones in the past. This takes gut, time and money to challege goevermental engineering and public work jurisdiction the real reason why Irvine looks the same everywhere.

The downtown design team are studying pedestrian friendly landmarks, walkable streets and alleys across the globe and to design the future of Irvine currently so miserably failed as a walkable city. Many examples from afar in European cities, Taipei's Night Market, Hong Kong's Lan Qwai Fong, my neighborhood of NYC or close by Old Town Pasadena, Santana Row and 3rd Street Promenade are just a few of many successful examples case studied to create a vibrant Irvine Downtown convenient for all Greatpark residents in the future.

IHS are these in parasol park? dont see them listed yet..  you're not talking about Carlisle right.

I seem to recall you mentioning early Jan for these.
