Location - Irvine
Location - Village that you like in Irvine
Location - Corner, cul-de-sac, big lot (or small lot) in that Village that you like in Irvine

Everything else is theory.
 
investment is secondary in a primary residence, but if you're looking at it as investment, OH in Groves/Capella is good investment purely due to the prestige factor. There is nothing else i would call prestigious in east OC outside of maybe Villa Park and always plenty of people willing to pay the prestige tax. YL, Anaheim hills, etc. are nice, not prestigious. that said, northpark is probably at least as nice of a place to call home and cheaper.

 
Based on the layout, lot 72 will have 69 family residences that will pass the house when they enter or exit the tract.  Assuming two car households and a couple trips per day, that's nearly 300 passes (low speed though). 

It would've been nice if they placed Settlers access near lots 31-33, but it's obvious why it's not there.

Isn't shady canyon the most prestigious area in irvine? And not sure if you consider Newport Beach east OC but that is definitely more prestigious than irvine
 
We just looked at these models the other day by appointment - beautiful models, but basically very similar to the models by Taylor Morrison at Quinterra in Portola Springs

The first phase is already completely sold out, and the wait list is huge.

I think the value is there, and will only go up in these homes. They have some nice finishes, and the location is great.
 
Quinterra floorplans were/are horrible.  Capella can't be that nice if they are the same as Quinterra.  Did these have 10+ ft ceilings?
 
I should take that back - the floor plan basically looked very similar e.g.: Quinterra's plan 3 looked like Capella's plan 2 in terms of the layout and floor plan - the decor was much better at Capella than Quinterra.

Models 2 & 3 were both gorgeous with the finishes, and furniture and decor and extras were beautiful. But floor plans looked almost the same, because we visited Quinterra right after noticing this.

They had higher ceilings at Capella than Quinterra - over 10 ft high from what I recall, so it makes the overall space look bigger, especially the living area.

But they had the same features e.g.: the master bedroom at Capella has a sitting area, the same as Quinterra. The living area felt a little more open at Capella than Quinterra, so I'd say the downstairs area was overall much better.
The upstairs areas were very comparable in terms of layout between the two.

Lot sizes are small though and average 3,700 and up.

If you want views, you pay 100K more on average, if you want larger lot sizes, they calculate it based on a calculation unbeknownst to the agents, and only the devs.

Lot sizes varied from 3,700 all the way up to 5,000 and one even had a huge yard - but at a premium I'm sure.

Average lot sizes 4,000.

Aren't most homes, not IPAC 10 ft standard?
 
8 ft ceiling was the standard unless you have the vaulted ceiling.  Most newer home have 9 ft ceiling at first floor and 8 ft ceiling on the second floor.

This is a clear example of why we all must be vigilant in breaking up "monopolies".  TIC has a monopoly in Irvine and this is the result of a non-competitive marketplace.
