Fair enough...it's not really an equity sell but asking $2.44 million in PP with Altair right next door is pretty WTF.  I don't see how anyone would want to buy $2.4 million in Irvine not Turtle Rock/Shady Canyon

+1  They won't get anything near list price...maybe close to $2m.

It went pending, so I guess we?ll find out how close they got soon enough.  I?ll guess $2.275

Over list price.  :)

I guess the seller/listing agent didn?t give a crap about the model match that closed in the low $1.2m on Yuba the past few days huh?  Oh well, another time waster listing that will linger in the market for months and months.

This was a previous model. Yup, markup cost from builders...meh....Gives previous buyers of these development in Eastwood a cloud9 feeling for the time being.

This was a previous model. Yup, markup cost from builders...meh....Gives previous buyers of these development in Eastwood a cloud9 feeling for the time being.

Just confirms my stance that buying a model home from the builder is a bad financial decision with the buyer being under water day 1. Shortly after the purchase the home will trade back to the norm prices of the tract with a slight premium for the higher level of upgrades.
 
What are people buying these expensive, high sq ft homes that are on top of each other for?
- Retired couple with a lot of stuff to store?
- Family that needs a lot of inside space but doesn't need a yard or privacy?
- Enterprising landlord?
- Flipper who missed out on the last great experience?
- ?
 
In some cases, to launder money, although not in this case since the seller must believe we're in a 30% or more price inflation rate environment. You can spot a potential cash washing deal when you see a 2018 X price closed without a mortgage property for sale in 2020 listed at 2018's price which is again quickly re-sold as yet another a cash deal. Sure, as a seller you've "lost" 4-6% on your $$$ in fees, but the proceeds from escrow will have that "fresh, just out of the dryer" smell everyone loves.

In other cases, it's simply because the right inventory isn't on the market. Buyers will settle for one type of property when no others are available. There's quite a bit of that going on right now.

But at hidden canyon you will be the king of the hill. At shady canyon you will be at the bottom of the tadpole.  :), do you want to be a king or a peon.

I've been inside of Shady Canyon with a client and I'd much rather live in Shady Canyon than Hidden Canyon even though the homes are older and I'd have one of the cheaper homes.  haha

100% agree. Hidden Canyon does nothing for me at that price point. That community doesn't even begin to compare to Shady Canyon.
