Have we talked about this one yet?

2.44 million for Pavilion Park
https://www.redfin.com/CA/Irvine/184-Pepperoot-92618/home/51684948

Ive shown it. A little high on the ask but it doesn't belong on this tread.

Fair enough...it's not really an equity sell but asking $2.44 million in PP with Altair right next door is pretty WTF.  I don't see how anyone would want to buy $2.4 million in Irvine not Turtle Rock/Shady Canyon

+1  They won't get anything near list price...maybe close to $2m.

Closed today at $2.4M.  Higher than we all thought.

True, I guess it goes to show how valuable larger lots really are today.

Paid about $1.8M in March 2019, asking $2.188M in December 2020.  Maybe the seller will include that nifty lion rug in the master bedroom.  glhf

Hey they have a lazy river in the back yard.  That alone adds an extra $100k.

The listing agent called this SFR a detached condo.  Never seen that before......

Good catch, I?ve never seen that whereas I see the opposite a lot.

LOL because the agent just copy and pasted another listing's description...verbatim. How low effort can you get? This is the kind of work this agent will do for $40-60k commission? Sheesh...talk about bottom of the barrel marketing.

Man, I must be dumb spending about an hour writing up property descriptions for each of my listings....I could have just done a copy/paste.  haha

That is horrible. The agent should be embarrassed and the home owner deserves better.

I am constantly amazed at the pricing OH models are being marketed at.

Here's a home with an actual ocean view in a comparative school district for about the same price:

https://www.redfin.com/CA/Newport-Beach/12-Catania-92657/home/4749849

Still need Irvine? Here's one with a net payment equal to the OH model home given it's MR.

It's got to be that "new home smell and feel" that drives prices to that height. At $3.2m there are plenty of choices out there....eh?

That new home smell are the paint fumes that are off gassing and killing brain cells.
