4 NODS for every 5 Sales. Not quite 1 to 1 but getting close.



Irvine is still holding, but in other market segments, the foreclosure rate is approaching 70% on NODs. With typical prices down 20%+ even in Irvine, anybody guessing what the foreclosure rate will be for the May NODs? 50%, 60%?

Looks like around 80 or so NODs filed on Irvine properties in June and 140 or so closed sales... Moving further away from 1 to 1. June was the first month I have seen since I've been watching with less than 4 NODs per business day in Irvine. Graph, do those numbers sound right to you or is Realtytrac full of doo-doo?

It is about right, maybe slightly higher at around 90 or so. Even I would be surprised if the NODs to sales get to 1 to 1 ratio for Irvine.

You should change your formulas. I think they are only calculating through May...

My price tracking that shows flattening in Irvine prices seems to coincide with our months inventory figure flattening out beginning in March at around the six months mark:

There are a ton of properties in the escrow pipeline now. If those become closed sales, I think the months inventory number for October would be down back into the 4-5 months range.
 
How do you know its a sale and not just transfer of ownership? (such as a house going back to the bank?)

Because banks don't list foreclosures in MLS... That requires a realtor and a realtor doesn't get involved in transfers of ownership.
 
oh, so the MLS actually shows 'sales'? I've seen a fair amount of properties that were short sales, then I've seen some trasnfer of ownerships. I guess I assumed some of those listed 'sales' were things listed as short sales that didn't sell, and were later foreclosed upon.



Otherwise I'm suprised when I've seen a few condos go for 20-30% over list....(perhaps just wishful thinking on my part)

Some of the developments that had been selling but not publishing (recording delays?) such as Marquee, Plaza, Watermarke, and Avenue One released (some of) their information this past month. I don't know how or why they did this - <em>conspiracy theorists begin now</em>. In any case, I've backtracked and updated their info in <strong>pink </strong>where available.
 
great data. you really see people trying to hit 417, 729, and 1000k loan amts. some weird ones in there.



and yes, how do all those scholarship places end up as cash transactions?

Thanks for the great work!!!



Standard Pacific recently finished building 8 new homes at Serra, Portola Springs. Six of them have been sold in the last couples of weeks. Some of them have moved in already. 3 of them are on Exploration and 5 of them are on Small Grove. I am wondering why they are not on your spreadsheet. I am curious how much they were sold for and how much down these buyers put down.

In addition, some of the Serra homes closed in the first half of 2008 are not on the list.
