Listings that pique my interest... feedback?

White tile/appliances kitchen and white tile master for $1.58m? C'mon, put a little money into it to at least throw some granite on the counters.
 
I think those $700K in upgrades in the Twiggs house look too "heavy" for me- the vanities, colors, fireplace.  It just seems like it will be dated in no time.

For that price, I wouldn't be in Woodbury.

+2.  The Woodbury house does have some impressive upgrades if you like the style, especially the flooring and backyard with the pool and outdoor kitchen.  But, for the same price, I would take the Quail Hill house.  I loved the Vicara homes when they were released, but were too pricey for me at the time.

I bet even the lowest priced Hidden Canyon house will be >$3M all in so possibly not a fair comparison.

Btw, anyone else notice that the Quail Hill listing says "rod iron" sweeping staircase instead of the correct "wrought iron"?  Just a pet peeve, listing agents should proofread and know correct grammar for housing.

I do like the Quail Hill decor better (and location, size also work well). However, looking at the Vicara Plan 4 floor plan, it violates my rule of no good TV viewing spot from the kitchen.

Furthermore, what I like about Juliet's Balcony plan 3 is the separate casita.

I don't like that the nook is that separate from the kitchen.

I wouldn't do this but you can change the 3rd garage to a casita.

Mounting another TV is a possibility, but I'd have to pay for another hookup, but more importantly, if I'm fixing dinner/lunch/any meal then go to eat, I'd be switching between TVs, which would be OK if it were a rare  occurrence but actually happens several times daily.

Changing the 3rd garage it seems that the casita is still attached to the house (i.e. entrance from inside the house itself).

I, too, don't like the nook being separate from the kitchen. And, since we're picking apart the floor plan, a formal dining room and a formal living room are completely useless to me. I can appreciate that some like these features, but for me they'd make me less likely to buy a home.

Actually, multiple TVs would pose a problem. I'd just want one TV visible from everywhere in the house. I'd settle for one 80" TV visible from most/all common vantage points in the great room/kitchen. Lucky for me, I have such a house now.  :)
 
Agent must've uploaded the thumb size prints?  Inexcusable, 3 days now, should be an easy fix. 

Unless the Matrix coding got corrupted.

Is this a case of a buyer purchasing in 2013 and trying to sell it a year later for profit?
