Hawaiian BBQ!  Mediocre cupcakes!  Wash it down with some tea, sounds like a party I can throw.  Hope it's organized and not skimpy with the food.

Yes price will be different, but they are doing all cul de sac streets in Strata as well.  Making these streets "not thru streets" will reduce a lot of traffic and not a bad idea at all. 

It may seem good to be at the end of the loop but once 3 neighbor kids get together and put up a basketball hoop and play baseball there, you'll wish you were a few houses down.

Plan 2: $945,000 - $965,000

Uh oh, IP lowered the price, that almost never happen before.  Is Irvine running low on the FCBs?

I just went back re-exam the price sheet and I don't think IP lower the price at all.  The price still within the range of the initial price sheet.  Some of the home in the phase one probably have a $20k+ lot premium due to back against the park so in the future phases,  the price could be lower due to the regular lot without the lot premium.

Those prices are for the same lots.

40 - 905k
55 - 895k
60 - 925k
54 - 945k
57 - 965k

Here's comparison between original price and the new updated price.

Residence One:
Lot #40  Original: $905,000  New: $905,000
Lot #55  Original: $906,000  New: $895,000
Lot #60  Original: $925,000  New: $925,000

Residence Two:
Lot #54  Original $945,000  New: $945,000
Lot #57  Original $965,000  New: $965,000
Lot #59  Original $976,000  New: $965,000

Residence Three:

Some price remain the same and some are reduced.  I guess the prices on the original price sheet are just preliminary and IP is fine tuning the final prices.

 
Well, the grand opening is today and anyone plan on checking it out?

Dry cupcakes, weird herbal tea concoction, the water was the best!

Price sheet looks the same as what Inc posted:

Lot 55 is back to $906,000
Lot 59 is $976,000
Lot 58 is $1,034,000

iPac changed the price back?  Old bait and switch tactic?  Pretty crowded, we scored like 6 cupcakes, worth the trip I guess.  Parking was along Scented Violet, make sure you can parallel park.  Or do what we did:  use Floral Park's parking lot.

Walking up, wife commented:  "Oh, they have a trellis in the side yard, how nice!"  ;D
 
The price sheet I got was dated 4/12, so they were passing out the wrong prices?

And yes, no extra foot over my head, but the same small yard.
