It's good to get perspective from outside the Irvine bubble. He also brings up a good question: Can other areas replicate the Irvine miracle?
I don't think any other area can replicate the "Irvine Miracle" especially not without all the FCB's that Irvine has "name recognition" with and depends on and definitely don't think that someplace in Georgia can replicate Irvine or is even a good head to head comparison with Irvine! LOL 😂

Never heard of Johns Creek before prior to seeing this thread on "Talk Irvine"! 🤣

The answer to that is NO because Irvine is land locked that is mostly built out and unlike anyone other city in the US it has the backing of The Irvine Company which owns a ton of apartments, retail, office, and industrial space so they are incentivized to keep the Irvine perception of Irvine high (not to mention the great weather and close vicinity to Asian).
 
Coincidentally, everyone that bought in Irvine at the peak are also having buyer's remorse. Sad really.

I mean, I bought my house in Foothill Ranch expecting prices to drop quite a bit in the short term, but I loved the house and saw myself living there for 20+ years.

(spoiler, it didn't drop in value, I gained ~800k in equity since I moved in).


Timing matters a whole lot more for investment properties, less so for primary residence.

Let’s be honest and objective though, buying at the peak of a market cycle is not exclusive to Irvine like you’re trying to imply. There’s a macro cooldown of most housing markets right now. Someone eventually buys the top and will feel buyer’s remorse if they have too short of a time horizon thinking they can make a quick buck and gets caught bag-holding, whether it’s A-class or D-class city and the market has shifted away from a seller’s market.
