Frankly, I will take any of these resale over new build.
 
One of my clients is interested in Barcelona but at $1.5m for Plan 3 that may be too high for them to want to pay.  I told them that at those prices they may want to buy either a resale in Laguna Altura or Quail Hill as it's better value with basically the same location.

Not the same location. Worse. Can be convenient for those who are geographically challenged that it's close to the spectrum, but that's about it. Homes in LA are basically looking down on Barcelona. Just because it's in South Irvine, ain't gonna be Coastal homes calling for the same premium as LA or QH homes. Also the proximity to the Spectrum just means more traffic, more riffraffs. Too bad whoever priced Barcelona was overly confident or almost blindly narcissistic. They will be taking the longest out of all IP new builds to sell. 
 
Is anyone else bothered by the fact that these floorplans suck for 1.5 million? Its like one single large room for the downstairs plus a small guest bedroom. If I spend 1.5, I expect a house with more rooms/flexible usage options, like a den, home office, music room, etc. Otherwise, it just feels like an apartment or condo to me.

I've been complaining about this Great Room concept for years... but I'm an old school 3CWG/formal dining/living room guy.

Well this is Irvine and the year is 2018!! I recently bought in irvine for close to a million...no drivevway, no downstairs bedroom. I can keep complaining for the value I am getting for a million but whats the point? You want to live in Irvine and buy a house in todays time, I don't think there is any bargains any more . May be folks can wait for next real estate crash to buy at the lows.....but you gotta time it well. Prices went up significantly in irvine in last 5 years.

I would buy resale for 1.5M.  Plenty of larger, nice homes, not even that old, in Woodbury, Westpark,  Woodbridge, for that price, with yards and little to no Mello. I'm like IHO--I prefer the older, more "classic" floor plans. The trend in floor plans is cyclical. I wouldn't be surprised in the future if there is a backlash against these super open plans which are essentially one big room.

This house has a seperate dining room, family room (no living room but I've had those and it's a waste of space), 2 downstairs bedrooms, one with sitting area (use one as an office), 2 more bedrooms, master, laundry and bonus room/loft (another waste of space imo but lots of people like them) upstairs and is only a couple years old (landscaping is in) but it's not IN Irvine and it's not IUSD. Your kids can go to the new elementary school and the stem jr/high school will be opening soon.


The taxes are high (like Irvine) and the HOA is no bargain, but if you want something newish in the center of the county this size, I would put an offer in.

Those are really nice-looking houses... except I just wouldn't pay anywhere close to $1.5M+ for "Tustin".  Sorry but brand matters.  Can probably get that similar type of house in further south orange county ('aliso viejo', 'mission viejo') and shave off 1/3rd of that price.

Find me a house of that size that is 2 years old for 1 million please.

And I'll tell u I don't want to hassle the commute.

You can go older (12 year old home) which is dated but a bigger yard, lower HOA and probably lower taxes with IUSD:

If I were forced to buy in Aliso Viejo or somewhere near there i would pack my bags and head to AZ.

 
You couldn't PAY me to buy down there and I wouldn't even take a place for FREE.... unless I had a job near there in which case why buy in Irvine.

The OP wanted a seperate dining room, additional rooms. Aliso viejo doesn't even have that in that price range and nothing is newer.

To get that, newer Irvine is out of the question.

Something has to give, ie age or location.

If people didn't mind the commute Aliso Viejo would have prices close to Irvine and it doesn't.

I rather move to AZ where the salaries are comprable and the prices are 1/4 or less than here but fortunately I don't have to decide to do that. I got a house I like and it costs me only the property taxes and HOA, spitting distance to my old haunt.

This house on Meadow (that for some odd reason you think u can find in Aliso Viejo for a million) is $2 million if it were a couple miles away in Irvine and IUSD.

So what you are telling me is you can find something comprable to a home that is $2 million in Irvine, newer, with multiple rooms like the OP wanted in Aliso Viejo for HALF of what it would be in Irvine?

I'd like to see that home. It doesn't exist.

It's 75% less than Irvine because it's in Tustin and close to jobs, etc. If you think it should be a bigger discount, you are drinking way too much kool aid.

I think you misunderstand. I am just talking about my impression of floorplans at the 1.5M pricepoint for new Irvine construction in general. I'm not in the market to buy a new house. I did buy a few years ago, new construction in Irvine, and got my multiple rooms, and am perfectly happy where I am. I'm just shocked at what one gets for 1.5 M new construction nowadays  and IF I was in the market nowadays, I would not be looking in Irvine, at least for new builds, because the floorplans are BORING.
