    Thank you USCTrojanCPA. When I look up Mulberry (in Cypress Village?), the largest plan seems to be in ~2,500 sq ft range which is a bit smaller than what we'd like. Could you share which tract the Stonegate home will be in?

    About to pull the trigger on a Plan 2 at Calistoga. The biggest apprehension is the no yard. But I can't think of an alternative for us in the ~3,000 sq ft home range with base price of below 1.5 mil. We are new to Irvine, so open for suggestions. (Great Park is out due to potential soil issues)

    test, the park will only happen if the city can get their act together around master development. ever since shea pulled out from the master development, tustin legacy is all in limbo. the only thing certain is the extension of tustin ranch road.

    We are looking and would buy a Plan 3 if they lowered costs. Plan 2 is a little on the smaller end for our family. Need to keep the final price around $920k to get a conforming loan once the limits drop Oct 1 given what we have toward down-payment.

    I agree the HOA isn't too bad for the setup. For my gated community in another city in OC, the HOA is $281. The mello-roos is another story.
