Northpark Flip: 2 Malibu

davenlei - If you don't mind me asking - where are you in South County? Do you commute up to Irvine or another place north of there?

We are looking at South County now instead of Irvine and I am wondering how that is going.

I live in Laguna Niguel really close to the border of Dana Point so I live abou as far south in Laguna Niguel as you can.
My wife and I commute to Irvine for work and so we carpool which works out really good.  I do see some traffic in the regular lanes but it is usually moving pretty good. The funny thing with the drive is there is always the worst traffic on the 405 in Irvine around the 133 and after.  If you know how to navigate the Irvine streets with all the other Irvine residents, you can avoid most of it.
The drive home packs up at the Y but there are many other routes you can take to get around the worst of it if you do not carpool.  After the Y, it moves pretty well.
All the high density housing seems to have shifted the worst traffic to the freeway areas around Irvine.
I had a home in Irvine for 10 years before I moved to Laguna.  I am happier down south and do not regret our decision one bit.  I am 3 miles from the beach and get the nice coastal microclimate.

Set for auction? LOL. Desperate times calls for desperate and silly marketing measures.

Notice how NONFCB is quiet now? Haven't heard a peep out of him in a while on this.

UPDATE:

So it looks they have a new pricing strategy--start low and take the highest bidder. So what do others think of this idea?

New Price: $949K to 998K
http://www.redfin.com/CA/Irvine/2-Malibu-92602/home/5772647

"* * * SET FOR AUCTION SATURDAY JULY 23 FROM 11AM TO 3PM * * * FANTASTIC LOCATION AT END OF CUL-DE-SAC WITH POSITIVE FENG SHUI SOUTH FACING YARD; SUNLIGHT ALL DAY LONG * * *"

What does set for auction mean? A foreclosure auction (doesn't seem to be the case)?

A rare but not unheard of RE ploy to attract a pool of interested buyers and to hopefully sell the house quickly. It is NOT a foreclosure auction. The current list price is simply a fishing price to attract all the potential buyers. I am sure their reserve price is higher.

the auction isnt real by any means.  and i dont think its that rare as one seems to happen every other week in irvine.  just last week one happened in northwood pointe: http://www.redfin.com/CA/Irvine/17-Azalea-92620/home/5769817  - the description changed but it was listed in the 900s and auction on sunday.  basically its marketing.

This listing gets even funnier on Zillow:
http://www.zillow.com/homedetails/2...3260_zpid/#{scid=hdp-site-map-bubble-address}

"MORE MOTIVATED THAN KRILL AND PLANKTON COMBINED, DURING A WHALE MIGRATION!!!***FANTASTIC LOCATION AT END OF CUL-DE-SAC WITH POSITIVE FENG SHUI SOUTH FACING YARD; SUNLIGHT ALL DAY LONG*** Incredibly upgarded with hardwood floors throughout, granite kitchen counters, crown moulding, amazingly versatile floor plan with option for huge guest suite downstairs, 3 bedrooms 3 baths upstairs with oversized bonus room or huge guest suite. 5 swimming pools located less than 1/4 mile away with tennis, basketball and access to peter Canyon trails. Directions Culver - left Meadowood - right then right on Malibu - last house at end of cul-de-sac on right."

Krill and plankton? LOL

NonFCB: "Do you understand pricing strategy? My friend is way smarter than you. I will bet $10k with you for $1.1m. "

I've always maintained that NonFCB is a genius, and this thread is a testament to his genius.

I guess IndieDev wins the bet. Will you be taking us all to lunch with the 10k?

If NonFCB had accepted the bet instead of running away from this forum because he knew his dad would disown him for losing $10,000 of his dad's money, I would've taken all of you to Javier's at Spectrum.  ;)

Chips and salsa is just empty calories. You should just load up on their Filete Arriero and call it a day.

Did someone just get back from vacation?

Business, although I did get to spend two days in Macau losing money playing Baccarat.
Stick to the stock market or poker if you want to gamble.

Yeah I hate gambling and I would never advise anyone to ever gamble especially in places like Macau where the return rate is sub-95% to the dollar. I was doing it simply to ingratiate myself to my hosts, and you know and I know, Chinese love to gamble. I was with 3 business associates the first night, all three hardcore gamblers, who have done this for years.

I bought 16,000 HKD worth of chips, which is slightly over $2,000 U.S if I'm doing my calculations right. To me, that's an entire weekend of gambling and then some. The other three guys bought 150,000+ HKD each which is about $20,000 U.S. which apparently is how they start out the "night". These guys don't play around.

I was actually up in the beginning. I won 5,000 HKD on my third hand on a King, 8 Spades. I kind of got too happy, and was betting heavier than usual. I might have also had a few too many "Blue Girls" which is an HK brand of beer, similar to Fat Tyres in the states in taste, IMHO. Anyway, a few hands went south, and I ended up with about 4,000 HKD in my pocket at the end of the night when I went back to my hotel. My hosts were still going hard when I left.

I did slightly less worse the next night, but enough to know that I should stay in the restaurants and not the casinos.

Lesson learned: Don't gamble with Macau-nese.

I figured you had to be a good sport for your hosts.  Macau is definitely one place that I'd like to go visit one day.

You should just do it.

If I was young, single, and had some cash, Macau would be a perfect fit. Unfortunately, I'm older, married, and although I have cash, I'd rather spend the night chatting with the wife as I doze off to bed.

The area around the docks near the Wynn Casino is just crazy. Full of good eating restaurants, Chinese, Indian, Portuguese, you name it. Also the night clubs, lots of eye candy for the young man looking for some company. Let's be honest, besides Shanghai, I feel like the harbor (HK and Macau) have the best looking Chinese women. But like Shanghai, these women respect guys who have dough so make sure to flash a bit if you're going to go that route.

Also since you're a car guy, you'd probably like the Macau Motorsports Clubs. You can race bikes, go karts, on a full on track. I'm not talking K1 indoor, but these things can hit 60mph.

Like I said, just find a time, and go. You're only young once.
