    per the price sheet they were distributing at Jasmine this weekend, most of the home's in first Phase were marked SOLD. If i remember correctly, only 1 or 2 model 1's were available. considering the early phases are closest to 5, I thought they went pretty quick.

    Santa Maria in Stonegate

    @ quattroporte, thanks for the pricing sheet. To me this price increases (for more than a year on Santa Maria's) does not seem half bad as the increases in some of the other stonegate communities like for ex, the saratoga's or San Mateo's, where the increase was average 5K each phase.

    Noticed today cambria - model 3 is already selling at ~589k after jst  2-3 releases of these homes. At this pace pretty soon they 'll touch the 600's. Wonder what IP plans to charge for the detached condos (San Mateo's III's) based on Cambria's success. Any word when IP is rolling them out?

    Did Anyone hear if  SAn Mateo III's are panned to built in the bigger lots like the SAn Mateo II's( San Marco lots originally) OR the smaller SAn Mateo I lots. The size difference between the 2 lots seems to be significant.

    Being offerd a 30 year fixed rate of 3.5% with $1000 credit toward escrow/title fees and no loan origination charges( loan ~480k)...my credit score is in the 800 vicinity ...considerations are, 1. Since Wells Fargo  is builders preferred lender.. I am assuming the closing will be a little...

    There are no incentives for san mateo's from Irvine pacific..They seem to be selling very well right now from what i have been gathering...don't think IP has any reason for incentives on them..

    We were at saratoga and noticed that they are charging 10k premium for corner lots ( no house in front of your backyard) and additional 10k for the first house in the row(no house on one side.. This is no charge at San mateo, well so far  )...as if they are not minting money already ,irvine...

    Can anyone suggest some good lenders out there based on experience (for credit score 770+ and loan amt about 480k+ after 20% down). The IP preferred lender wells Fargo seems to have higher rates. Though,  I feel they can facilitate smooth closing on the house being in bed with IP.  I checked...

    Cost of granite upgrade

    For the standard granite installed by IP ,  curious to know what has been the experience like for new home buyers here on TI forums. Has people liked what they have got for standard, or is everyone biting the bullet and going for the upgrade with Design/ ripping center.
