    Lambert Ranch in Irvine

If you are referring to the small tan shaded area north of G street, that could be the new permanent location for the cell towers (terrible location!) as its a bit north of the current cell towers. I could be absolutely wrong though. Below is an excerpt from Annabanana's post on previous page...

    Lambert Ranch in Irvine

Lambert Ranch site plan as posted in OC Register on 5/5/11. Backyards are small for most homes. Pricing may be similar to Las Colinas' for the smaller homes. Ones with larger lots and views may go for mid to high $1M in my opinion. A lot depends on how the market performs once the conforming...

New Irvine Home Sales in 2011

From TIC's website for Sevilla... "Onsite Sales Begin January 8th, 2011! Model Grand Opening January 22nd, 2011!" Ironwood should be about a month or so later as they started building the models at least a month later than Sevilla.

Las Ventanas by Taylor Morrison at Portola Springs

From a sq footage standpoint Las Ventanas will be a little bigger than Sevilla by Van Daele Homes, which are being built a little further down the street. Although the lots are also a bit bigger than Sevilla's, I think they are cramming these on small lots - just as we have seen so far with the...

Las Ventanas by Taylor Morrison at Portola Springs

It doesn't look like they will be alley loaded.

Las Ventanas by Taylor Morrison at Portola Springs

Based on the grading it looks like they will have regular driveways. Most of the community is built around a long U shaped street with homes facing each other in a traditional layout. It may be a short driveway though as the lots don't look too long.

    Earthquake Insurance

Yes, there is a $160K deductible for us, which is based on the amount of coverage - but no out of pocket cash. More details about the insurance can be found at CEA's website.

    Earthquake Insurance

We bought the California Earthquake Authority (CEA) policy through our HO Insurance company. It added about $600 to our annual premium. We felt its a relatively small price to pay for the benefit and peace of mind.

Las Ventanas by Taylor Morrison at Portola Springs

I thought the framing was for Ironwood models but I could be wrong. Ironwood is between Las Ventanas and Sevilla. If the framing is for attached homes then its Ironwood. They were pouring the slab last Friday.

    Laguna Altura in 2011

Thanks for posting this. As we have seen so far in 2010, TIC continues shrinking lot and home sizes. I was a bit disappointed to see Toscana offering largest lots at an average lot size of 5,291 sft. But then I can understand their strategy due to the success of 2010 New Home Collection...

Las Ventanas by Taylor Morrison at Portola Springs

They are building the remaining Las Colinas homes on old Prado lots at the corner of Portola Pkwy and Ridge Valley. Its towards the left when you enter the Northern enclave via Ridge Valley. I believe the street is called Jasper and is South-East of the current Las Colinas homes. That area was...

Las Ventanas by Taylor Morrison at Portola Springs

Looks like Taylor Morrison will be building new Single Family Homes under the Las Ventanas name in the Northern enclave of Portola Springs on lots they were previously going to use for Las Colinas. Saw signs up on Distant Star while walking there last week. These are the lots between Portola...

    Living in Woodbury East

Yes, that's the one we are talking about. I believe there are a couple of others in PS north of where they will be building the new enclaves.

    Living in Woodbury East

The water tank in Portola has a fairly large drainage channel built towards the bottom of 133 which should carry water away from the homes in case of tank failure. Moreover, the Serra homes close to the water tank are at a higher elevation than the water tank. The new Sevilla homes will be at a...

    Portola Springs Fall Festival

Models going up are for Sevilla, and they are building them fast. Already framing 2nd story a week after pouring the slab. No signs of Ironwood framing yet but I think they should be going up soon as the grading is almost complete in that area.

    Living in Portola Springs

The Great Park once built will be as close to PS as it will be to WB. As for adding more minutes to freeway once SGE, SG, WB and WBE are built, you do have a point there. But then again, we are only talking about a couple of traffic lights on Sand Canyon for PS commuters as others will be...

    Living in Portola Springs

We moved to Portola from Quail Hill a little over a year ago. Although Quail Hill has some positives when it comes to weather, views and central location, Portola isn't that bad compared to it. In my opinion, its definitely better than the flat terrain of Woodbury. - PS is a bit hotter than QH...

Who are you and what are you doing here?

Had been lurking on IHB since early 2007... very few posts though (different handle). Over the years got to enjoy the forums a lot more than the blog. Am really glad to see the forum community continuing here. Hopefully will post a little more often here <!-- s:-) -->:-)<!-- s:-) -->

    Big thanks to SoCal!

Been lurking on IHB for almost 3 years and was sad to see the forums shut down. The forums became a must read more so than the blog. Kudos to SoCal for starting this, and making sure the community continues!! Looking forward to healthy and positive discussions on the talkirvine forums <!--...
