Where to buy <$700k

Do we know if the southern portion of District 5 (and 6) will have the same Mello-Roos since it is zoned to SVUSD? That district will most likely not consider a school for these residences as they are not even discussing a school for Baker Ranch, which had developer fees paid in one lump sum instead of the annual MR.
 
sub $700k is only going to be scarce if you care about new.
about 750 active listings in Irvine right now. about 150 or 20% are below $700k.
$1.0M is about the midpoint, half above, half below.
So there are reasonable values sub $700k and sub $1M if you're willing to look at resale.

Good info.

The info I got was from January 2016.  All the doc I've read up to that point indicated the K-8 school will be located in District 5.  Attached is the file from January 2016.

Irvine gis shows apn 58078122 for elementary school but the picture shows bunch of condo looking structures, lol.

It was way too close to the train tracks, and there were a TON of cars parked on the residential area (probably a lot of renters?)  It didn't feel like a good neighborhood.

Ghetto?  That street view looks okay.  Maybe we have a different definition of ghetto.  Only eye sores are the fences extending higher than the brick wall and the bad yards (due to drought restrictions?).  Don't get me wrong, it's still not appealing.

That street (Roxbury) is way too close to the train tracks, though.  I assume the trains would shake your house a bit every time they pass.

Also fitting 4 bedrooms in 1300 sqft of space would be quite cramped.

I was going to check it out this weekend.  Seems like it's pretty close to the railroad and Jeffrey -- that's the only concerning part.

My guess is that the offer wasn't around $680k because there wouldn't be a need to cut the listing price by that much.  Besides the proximity to the railroad tracks, the important thing to check out how much noise the home gets from Jeffrey which is a busy street. 
 
Yeah, the street noise might be a factor.

I think street noise and pool noise would be more noticeable than the train.  I think it's far enough from the train where that wont be an issue compared to anything else.
