Where to buy <$700k

MR in Stonegate is about the same as Eastwood these days, around $3000 a year.
23 Shellbark is a good one except that it is backing Sand Canyon and it is in Stonegate East.
I would recommend Stonegate, not East because of big roads, freeway nearby situation.
But it is a pretty good buy for the price these days.

Completely agree.  Stonegate East's proximity to big roads and the freeway will definitely be a turnoff and will make resale harder in the future.

That being said, if the price is right, someone will buy it.  I'm comparing 23 Shellbark to this other unit, so that's why I think the price is decent.

I'd probably go with something in Lake Forest if you are set on getting an SFR.

In Irvine, there are some nice sized 3 bedroom condos north of Jeffrey between Walnut and Irvine Center Drive that are around $380 per sq ft.  1650 sq ft for about $630k.  There's no mello roos, and you are pretty much walking distance to 7 Leaves and Shik Do Rak.

They are older, though.

Big amount of house compared to Irvine if you truly want SFR.  The Schools aren't as prestigious as Irvine, but it's all around 8-9 level. 

If you want new build, then Baker Ranch is still building there.  The Landing would probably be the one in your budget. 

I would stay away from anything too close to train lines/power lines for obvious reasons (resale and noise) like people have mentioned and also anything with big road noise next to major street.  Take a look in person then decide.

It also depends on where you work and where you spend most of your time.

If you like the Irvine shopping/food/etc and it's closer to work, it's better to buy sub-optimal in Irvine than having a nicer home in Lake Forest (or any other nearby city).

I did that for a while, ended up selling after just 3 years and moving to Irvine because that's where I was often.

It was way too close to the train tracks, and there were a TON of cars parked on the residential area (probably a lot of renters?)  It didn't feel like a good neighborhood.

Why pay the Irvine price tag when it feels like Westminster?  I'd much rather buy a  place in a nicer area of RSM, Orange, etc.

It's a good price but then again, that dining room is too small. When people come over for dinner, they'll have to squeeze through between chairs and walls or that island. Just feels cramp and epitomizes the fact that Irvine homebuyers are getting royally screwed buying condos like this.

It's already bad enough when Irvine residents have to engage in pool party conversations with LA people saying they bought a condo and it's not all that bad, yet their dining room is the size of a master bath tub in LA.

Dining Room?  I only see a dining table in the kitchen.  I'm sure it was marketed as a "nook" though.
 
For the next few years, builders  just not building  many under $700k new construction homes.  Even under $800k will be very limited.

Here's what to expect for the under $800k new homes after Eastwood, Parasol Park and Cypress Village East. (There will be none at OH3, OH4,  Altair, PS-5A, PS-5B, PS-5C)

Portola Springs Neighborhood 4B:  The track 18074 range from 1231 to 1526 sf is Lantana successor and now with both attached and detached version.  Total: 236 units.

Great Park District 4:  They are planning building 1102 homes but only 395 units are under $800K.  See first attached pic.

Great Park District 5:  District 5 will have total of 3384 residential units (210 SFR,3174 Condos), 6 private parks and a K-8 school.  The 210 larger SFR will be located in the northwest portion of District 5 and rest of 3174 multi-family condos will be located through out the District 5. Not sure the make up of these condos but it will have good number of entry level attached condos and good number of them are zoned to SVUSD.  See 2nd attached pic.

As you can see, besides District 5, there's just not many of these under $800k product coming out in the future.  If you are in the market for under $800k or $700k homes, get them soon while the price and location are far better.
