Quinterra at Portola Springs

I really like the Quinterra Plan 1 with the Conservatory and the price isn't awful, but there's just something eery about that area of PS.  Those streets lined with Quinterra homes just look so bland and uninspired.  Almost feels like you're driving through a ghost town or a land that time forgot. 

Hard to explain unless you experience it.  I do like PS for the most part but this part of it just doesn't feel right.  I don't think they're selling many of these, so may be able to scoop up a standing inventory home for a good price.  I went to see them a few weeks ago and the sales mgr. has called me about 3 times so far. 

They also had 2 guys twirling Quinterra signs at the Pavillion Park entrance (and side exit) this weekend.  A bit funny.
 
Exactly my thoughts!!it does feel like a ghost town.They were ready to sell for much lower than listed price but it just didnt feel right somehow.

Gosh I really like that Plan 1 with the conservatory.  If only the location wasn't so awful, I probably would have bought here.
 
I'm thinking a fire sale here at Quinterra (Las Colinas redux) soon:

Negatives:

landfill
toll road
fire
Portola Springs
lack of own shopping center
4000 sq ft lot, $1 mil price tag, Portola?  does not add up
and the biggest of all:  almost identical but superior siblings at Orchard Hills


Positives:

still zoned to Stonegate Elem, and Northwood High

Can go either way:

will be zoned to own Portola Elementary and Musick High

If these dip below $1 million, might consider as rental property?  How's the market for $4000/month rent?

This development kind of reminds me of Las Colinas (also by Taylor Morrison) in portola springs.
Los Colinas is superior to Quinterra in my opinion for a few reasons:

- 3-car tandem garage
- Dining room
- Living Room/Library

If Quinterra had the Living Room and the 3-car tandem, it would compete better with similar sized homes in PewPew.

Oh come on aquabliss,  you should do it.  It's only $900k, what can go wrong? :)

You know, I think a lot of people can over look all the cons regarding to Qinterra's PS location if they indeed offer plan 1 at $900k.

Plan 1 offered at $1.05 million, favorable North-South orientation, Monterey elevation so you have a covered deck off the secondary bedroom, no conservatory though.  Ghost town, yes it will be, with a nice view of the toll road.  But if we like to be alone on a teeny tiny lot, this is for you.  Offer $888,999, see what they say?  If they say yes, approach construction crew at Capella and ask, on the side, how much for converting CA room to convervatory, adding CA room onto Great Room, adding new deck off Master Bed, and converting the 'open to above' spot over dining room into loft.  Kablamo!  Easy upgrades with proven blueprints for instant equity gain.  I'm sure those expansions will be less than half a million (which is how much you will have to pay for Capella). Wait 21 months after close of escrow, then list it at $1,388,888 million.  Expect it to languish on the market for 3 months and then Kablamo! again.  You net a FCB on the other side of the Earth whose agent forget to mention the landfill and offers $1.4 million.  You gain half a million tax free due to IRS section 121.  Now you can buy in Capella.
 
What could go wrong?  I might actually have to live there, that's what.  They even have some single loaded streets and I love single loaded streets!  But gosh, it felt like an abandon community after a nuclear holocaust.

Sorry, my halfsies with IHO at a Trevi plan 2, I called dibs on the casita.
 
Who knows, if Jailhouse Rock becomes the next "IT" school of Irvine, flipping this plan 1 shouldn't be a problem.  Buy now or forever be priced out by Musick High
