    Its both ways. If your kids can handle the tough competiton at Uni and NW then its okay. If not, they can feel the pressure of having good grades and not making the cut to top universities. Its like saying "only if you are an APAAS student, you can become the next CEO of a company"

    Mit, Prices are good at Lantana and Trellis Court will be a hot seller despite its prices. You might want to think about the SCE substation, closeness to Great Park where all the toxic soil contamination is being talked about here. There are threads on TI with all that info. Potential school...

    Lantana and Trellis Court have the lowest MR so far in Irvine. The regular Cypress village(upto sand canyon) folks pay a bit more for MR compared to these 2 neighborhoods. Sales says they have some bonds which these don't and vice versa.

    They don't do hourly. Its $25 a day with school pick up irrespective of what time you come pick your child.

    What do you feel about the tiling work - I don't like the tile and std carpet- Is it better to upgrade with builder ? Does it reduce the warranty on plumbing etc ? Bcos ideally you would lift the toilet and the dishwasher if you want to tile. So if its done post close, does warranty get...

    No idea... but I did see cal pacific tract sign boards ... this is going to be bordered with the 133.... so not sure if its technically CV east....Right across I saw Five point communities fence..so tech speaking looks more like BP to me

    Thank you all.  And how about the lights and ceiling fans and blinds....those are coming under upgrades /decoratives....if I get it post close do they come with installation from stores? ... And suppose I buy washer/dryers and refrigerator from outside, do these stores send in an installation...
