Wood or Carpet Floors in Bedrooms

I'm sure everybody has an opinion on this! Please share what you think is best for resale and what is best for actual living in the home.

I don't know if their is a difference from a resale perspective. I tend to like the ease of wood floors from a cleaning perspective (carpet can stain, etc...that said wood can obviously scratch, etc). Something about a bedroom and carpet though is nice (comfort for sitting on it, walking on it after you get out.  When I buy my next place, I'd probably still carpet the bedrooms.

In terms of resale, to be honest, I don't think it would change my mind one bit (unless I found it ugly and / or damaged, at which point I'd just factor that into my own price adjustment for what I'd be willing to pay).

Wood floors throughout, but for baths. You can add colorful patterned rugs in bedrooms and change 'em every few years.

Your place is looking good. Presume paint is next and than move in time?

Trying to finalize the paint contractor/dates today (after COE in less than a month). The estimates we received ranged from $2,800 to $4,700! Crazy. Considering Shermin Williams Requisite Gray for most of the house:

Sherwin Williams is cheap paint.  Just ask ZeroLot.  Most contractors use Dunn Edwards.  Benjamin Moore is the most expensive.  Behr (Home Depot) is highest rated by Consumer Reports.

Hi Perspective,

I like those floors.  How much are you paying per sqft for the material and to get it installed?

Thanks,

I was thinking Pravada (below), but I might consider those DM floors based on the photos.

I am planning to do - Wood flooring throughout including the laundry room and the loft, porcelain tiles/marble in the bathrooms, and carpets on all the rooms and closets.

Here's another pic (different angle and light). We're paying Irvine Pacific $40K to do this hardwood everywhere (including stairs), except the 4.5 baths in a 2,693 sq ft house. We considered doing it after COE and received a $27K quote.

Hmm, never heard that before. Houzz ranks Sherwin Williams highly. Pottery Barn uses Sherwin Williams for its palettes.

Ok, fine, don't believe me.  Like I said, just ask ZeroLot.... she has vetted everything.

Or look it up on Consumer Reports.  With all your lawyering skills, I would have thought you did your due diligence on this one.

p.s.  I wouldn't use PB as a marker of quality.  Everything is made in China.  ;D

So you are paying $13,000 more for it + $40,000 x 1% PT = $400 per year additional pmt by going with a builder?  Flooring takes less then a week to put in.  Were you concerned with the warranty as you are doing these flooring throughout?

I prefer and recommend carpet for bedrooms. There are couple reasons - first, you need to feel soft on your feet when you walk around in the morning. Second, when getting ready, we tend to move fast around bedroom/bathroom/closet with wet foot, you can slip easily on the wood floors in a hurry, so carpet is better and finally, there should be some difference in your living areas vs. resting areas - having carpet or wood or stone throughout your home will make it boring after a while.

Carpet in bedrooms personally but like someone above posted, I don't think it matters for resale. I can easily change it. And I would typically rip out resale carpet anyway - grosses me out to live in someone's old carpet.

Irvine Pacific also uses Dunn Edwards paint.

Everywhere including the bathrooms?  Mmmmm, don't know if that's a good idea.  I like the wood look ceramic tiles for the bathroom.
