People interested in Atlanta Ga may. For me, I'm ONLY interested in So Cal. Not likely to find a bargain but I'm not too concerned because I'll live there for 40-50 years (hopefully !)[/quote]

qwerty, you know it is no secret that I've talked about the opportunities in Duluth, Georgia , which half of that city is now Johns Creek since i first came to IHB. Did you notice that i put a smiley icon and "lol" as i wrote about the statement of competition? <!-- s:D -->:D<!-- s:D --> ;D You think that I would of copied and pasted the entire average household income line from the demographics on the forum so that someone like you cannot google it? You really think that 2 or 3 of the TI forum members moving out there from Irvine is going to be competition for me?

I know that many of you have your jobs, deep roots, family, and friends in Irvine and no matter what the cost maybe, you need to remain there. For me, I have options of where i think would be the best environment for my family : a new emerging city, best entrepeneurial soil in terms of costs and low taxes for my business, affordable housing that is 2X the median income, place where i can expand my RE porfolio, and great schools which are all great things i look for in a great place to live. Now i've come to full realization that Irvine is not that place for me. It has been a great 3 year journey and this will be my last post for TI. Good luck to you all and also for all those who have bought in the new Woodbury collection.

I will be at Atlanta in a few months to view the model homes. They are able to pull off Floral Park style for new homes.

Atlanta has a strong architectural movement called the Classicist. Their design is extremely pedigree and BK approved. Google American Classicist: The Architecture of Philip Trammell Shutze.

Their production homes are much more appealing than SoCal tracts.

i knew you had mentioned Duluth either on this thread or another one - i thought you were probably joking, but wasnt sure. That is why i qualified by saying "if you are serious".

Johnscreek does sound like a good place to live, Ive been to Atlanta several times for work and i think its a great city - good luck with your home search.

Panda....I second the good luck, and hope to continue to hear updates from you through FB or other sources. Appreciate all the contributions and energy you brought to TI and IHB before that.

He'll be back... he might have been insulted a bit by the whole Georgia thing but I doubt he'll find a vibrant community like ours on a TalkDuluth.com forum (although he might).

I wish Irvine was cheaper... I wouldn't mind having Panda as a neighbor (that goes for most of you here... especially CK since our daughters could become BFFs... heh).

If any of the surrounding cities have new homes that are 20-30% lower than Irvine's for simliar products... I'll probably end up there.

I would be sad to see him leave too but I highly doubt you were the reason. Panda knows exactly what's best for him and his family. Besides, just like people said, this is the internet. You have to be able to take a few hits.

Yes, Sonoma is a legal SFR, and so is Montecito, Coronado, and Santa Cruz.

I was told at Montecito that I had no choice but to have the upgrades included in the purchase price. I was told if I wanted to pay in cash, I would need to put down more down payment for the loan (essentially the same as paying in cash). The only thing is since the purchase price is higher, I pay more property tax.

My design center appointment is this week. I was ask them if I can pay all in cash. I'll update later.

I think you can pay for those upgrades outside of the price of the home. Of course the builders want them in to show inflated prices... but there is no reason why it has to be done as part of the purchase price.

Just use mikeirvine's example... I think they will be more accommodating if you tell them "Sonoma does it".

As soon as I saw your post, I called our Escrow Company. Unfortunately for Montecito, they were instructed by the Builder to include the upgrade cost as a part of the price even if we are paying cash for the items. EEERRRRR >:(

Well, I have been going back and forth with the builder for sometime already, but I doubt it will go anywhere.

i've asked my real estate (so called) expert and was told this regarding SFR--

first, this is a subject that there is a lot of confusion with... and even after my discussion, i think i am still confused... hopefully someone else can add some more info...

generally.... a detached condo (or attached) condo will have some common area that you don't actually own, and is maintained by an association. one quick way to know if you have a condo is if you have a secondary assocation fee (master + sub). the other quick way is to look at the information upon sale (c&R's). zero lot lines have nothing to do with whether or not you have a detached condo or a single family home. many older single family homes in turtle rock have zero lot lines... there is no argument as these homes are distinct single family homes... no sub association, owner owns the inners and outers of the house. in a single family home, the owner is reponsible for all the areas surrounding the house (landscaping, lawn, etc.) in a detached condo, you have the rights to the studs in, while the exterior maintenance is handled by the association (for example, my association recently painted my garage door and re-stucco'd the front of my townhome).

ok... so i'm still confused.. i even after my friend's explanation, i feel that i've seen houses that only have 1 association fee, the owner is responsible for all the exterior, yet the unit is still considered a detached condo... can anyone provide further clarification??? further, i have a friend who has a "detached condo"... he says he's always been confused, because even though he pays a 2nd association fee, he is responsible for the fire insurance on his home separately... does this mean he actually owns everything on his land? what is the common area? what if something happens in this common area? does the HOA have separate insurance on the "common area"
 
Oops. I just called Coronado and Santa Cruz and they are both Detached Condos. I really thought they were Single Family Homes. It fooled me well! Wow!

All of the detached Condos I saw had just side yards. At least these go the extra inch (not mile) and give you a tiny back yard. Better than a side yard, if you want to plant anything.
