Who bought the 2010 home?

NEW -> Contingent Buyer Assistance Program
My wife is asking how far of a walk it would be from the various homes in the collection to the Woodbury elementary school -

http://maps.google.com/maps?q=125%20Great%20Lawn&rls=com.microsoft:en-us&oe=UTF-8&startIndex=&startPage=1&um=1&ie=UTF-8&sa=N&hl=en&tab=wl

Is there a map of the project that would overlay onto the google map to give a quick indication of distance from each plot to the school ? Right now the elementary school is in front of our house, so it takes my son about 5 minutes to walk to school. Would like to give a ballpark indicator - right now I'm working on the assumption that it would be a 10-15 minute walk from most of the locations in the new project.

Paging RoundCorners!!!

Not sure which neighborhoods you are interested in but from closest to farthest:

North part of Villa Rosa (last phases)
La Cassella
Montecito/Carmel
Sonoma

Great - thank you - this helps. Does this mean that Paloma could be considered the closest?

Paloma is in Portola Springs... you may be referring to an older neighborhood in Woodbury as your original question was referring to the "collection".

Ok, cool. thank you for the clarification. Hard to do all this from a few thousand miles away - appreciate all the help.

Ahh... your questions makes more sense now.

There is an interactive map at:

http://www.villagesofirvine.com/Villages-And-Residences/Woodbury-Map.aspx

If you click on 'Neighborhoods' you can see the newest homes. The school is right there on Great Lawn.

Welcome to TI and please feel free to ask more questions!

More questions - Plan 3 Monetecito lists having a Tech Space - can anyone who's seen the plans let me know what that is ? It looks like open space that could be another common TV area for the upstairs but hard to tell.

Thanks in advance

Hey Gaab- The Tech Space is much to small to be a common area. It's just big enough to put a small desk in and a computer. Maybe a small file cabinet too, but no room to watch TV.

ok, that makes sense. Thanks.

Can't honestly say that I miss Panda - he will be back anyway. He disappeared from IHB when he was insulted, he couldn't keep away and needed his hit. He will be back.

Where is graphrix? He added some spice, insulting anyone and everyone. I guess BK has taken over his role

Quick question for MikeInIrvine and others who have gone to the design center...are you allowed to shrink the size of the fireplace? Reason why i ask is the fireplace looks gigantic in the model homes, and seems to be about over 5 ft tall.

The tv mounted over such a tall fireplace (since there is no other place to put the tv in the great room in montecito and sonoma) is not very good...hurts my neck to watch the tv from the sofa!

Thanks!

When we did the framing walk in Montecito, the site manager mentioned about an option to lower the fire place in later phases. However, I don't know when. I will see if I can find out and let you know.
Yes, this fireplace is killing me and I don't understand it. Oh well, I won't cry about it any more.

For plan 1, I'm not putting my TV over the fireplace, I am going to be putting it in the corner of the great room on a stand and having an L Sofa. Seems much better to me, since I agree the fireplace is HUGE.

Sorry to hear that you can't shrink the gigantic fireplace in the current phase. What were they thinking when they designed it?

Also, am I the only person who doesn't care about having a fireplace? I currently put clear packing tape over the glass doors of my fireplace to block the draft during winter...I can't for the life of me think of when I have EVER used a fireplace.

But back on topic. Thanks mikeinirvine and others who have shared their 2010 home collection purchase experience. Kudos to TIC for putting on a nice show. My wife and I were almost seduced by the nice inside layout of montecito and sonoma plans....they are very nice, BK's comments not withstanding (as long as you're inside and don't look at your home from the outside and complain that you're too close to your neighbors).

Thanks!

That is just too bad aesthetically. When you put the TV at the corner that will block the corner window. This reminded me of the earlier BMWs models that did not have a cup holder so people bought the Pep boy cup holders and hooked them on the window.
I can tolerate little mistakes but this one in my bk is a fatal error.

Sorry to be a downer but the other little Brookfield project has a better consideration for the TV wall. What the F when you have a huge house but you can't f furnish it adequately.

No you don't have to say sorry! You are right, it's a fatal error and I still don't know where to put my TV. It almost sounds like, the only proper location for TV is above the fireplace since there is no TV wall? How about an adjustable TV mount operated by a remote control? Is there such a thing? I think I am going crazy. <!-- s:o -->:o<!-- s:o -->

It is all about execution and sensitivity to details. Great room started in the modernist movement in case study houses where all furniture float in a very large space in the 50's. The houses have a lot of glass around the great room space connecting visually to the outdoor. When lot size is challenged the great room concept does not deliver favorable result.

Architectural history is important to learn about success and failure through centuries of human civilization. We study houses that survived through centuries to the modern time. To continue inventing new products one has to understand history to predict the future.

Hello Everyone,

Firstly, Congratulations to all New Buyers and to be New Home Owners!

I am seriously considering buying @ Montecito, after they called me last week, being next on their list.

I have a question to experts or whoever is going thro' similar situation and thought this would be appropriate thread:

Their 3rd phase is August move-in, which means i can't lock-in my interest rate without any costs to me till closing date is within 60 days. I don't want to keep watching interest rates for next 4 months or so. My guess is interest rates would be higher later this year, so I would rather lock the rates now. At the same time, I want to see if there is any way I can save lock-in rate fees somehow.

Any thoughts?

just a little note: I want to stay away from the debate if buying is bad idea, ethnicity discussions stuff. It is discussed already at many places and believe me i have read it.

Thanks.
