What's going into escrow - Irvine and maybe some Tustin too

In September, I started picking up smaller properties and lower price points. As the low-end has decline more than the middle and high end of price points, that skewed the data. September isn't directly comparable to previous months as a result.
 
IPO, is your website updated automatically every day or do you manually update it every few days or so? Just curious because I didn't see anything go into escrow since 10/16, and was wondering if that meant nothing went into escrow or you just haven't had time to update it. If this is a newbie question (I just started checking out the site regularly in the last couple of weeks) sorry...:)

It's manual update fumbling. A very time consuming manual update process... I don't work on it much on weekends, so usually a big update on Monday and then every day or two during the work week.



<a href="http://www.ipoplaya.com/iposhiller.pdf">I just updated for recent closings</a> and am encouraged to report a nice price decline now reflecting for October sales. So far, October is tracking as a 2+% decline and we've touched a sub 200 Case-Shiller figure for the first time.



Will add new escrows since late last week later today. There haven't been very many...

The big October price declines in Irvine have been wiped out by recent closings. October is now showing less than a 1% drop vs. September.
