I dont know what qualifies for multi generational living. Do you mean at least 4 bedrooms? Some on the first floor for the grandparents?

If you're going to build 1mil homes in FV, you're not going to build 2 bedroom homes.



I'll agree that you have to do some research but that's with any builder trying to give the buyers what they want.

Given that you will do your homework as a builder, you can do no wrong in FV with new homes.

That is almost correct. Wrong floor plans not addressing the multi generational living will fail even in FV.



I do not endorse KB but I knew since the beginning Tremont would be a success. The focus is to analyze and factoring in every element before making a prediction.



So far I have not been wrong except for a temporarily delay in Woodbury East in reaching the attached housing bench mark pricing of $330/sf. Trust me TIC will raise prices to meet this goal. It is around $300/sf in phase 2 of Ivy.</blockquote>

Shake roof is bad news for fire. It is easy to ignite and no longer permitted in newer neighborhoods. Historic neighborhoods still allow this type of roof due to aesthetic appeal.



I like shake roofs because it is appropriate for a smaller scale home such as a cottage, French Normandy farmhouse or Father of the Bride style homes. Many delicate Americana styles and especially homes along the Eastern Seaboard could not accept any other roofs but shakes.



Spanish Tile roofs must be paired with a robust and masculine style such as plaster wall, thick columns and deeply recessed windows.



There are fire resistant simulated shake products out in the market but they are just too perfect and flat without the wonderful warpage, cracks, and lichen associated with a real organic roof.



Shake roof last about 15-20 years in So Cal.

2 Master Bedrooms with one on each level. The lower level MBR should allow for separate retreat for watching Asian TV and DVDs for the grand parents. There should be a spare bedroom for visiting relative in-addition to children's bedrooms. Get the kitchen layout right for Asian cooking.



3CWG is a must and plenty of driveway for rice burners. Garage must be direct and simple. The uglier the house the better for Asian buyers. Asians are used to living in homes without an exterior elevations. 99% of population in Asia lived either vertically or in substandard living quarters. Interior is much more important than exterior. Seafood Cove in Westminster is one such example.



Asians in FV do not just based their home buying decision on the novelty of "new".
 
Well, I was able to get into that gated Sedona complex to take a look and was pretty disappointed with it. It could definitely use some maintenance. Also there was an emergency call while we were there and the noise coming from the fire station right next door was ear-piercing. I'm glad it happened while we were there. I can't imagine living next to it. Too bad.
