That phrase, "The realtor told me there are 6 offers on this house", seems to be popping up with some regularity. Not 4, not 7....6. IR2, is that a realtor catchphrase? :)

This property listed out of my office (an REO) at <a href="http://www.redfin.com/CA/Santa-Ana/717-S-Shawnee-Dr-92704/home/3540390">717 Shawnee</a> has 32 offers so far.
 
I can't believe that you let someone in your office write "SHOW AND SELL", or do their listing in ALL CAPS.

Each of us are independent contractors, so I certainly have no right to tell someone else how to run their business. (And from nowhere the REO guys are making a killing while the run lasts). With the evictions, death threats, legal exposure, and shall we say "unhygienic conditions" that he's exposed to, I'm also inclined to give him a pass on the all-caps issue. While some owners are quietly mailing the keys back and slinking out in the middle of the night, others are not going quietly or without a fight.

What I really meant was that I am surprised that the listing was so sub-par since they have your fine example nearby to emulate.



I suspect that there must be some horror stories with the REOs, but taking an extra 90 seconds to turn off the caps lock and write a slightly better description is still probably worth the investment.



BTW, if they have so many offers, why hasn't the listing changed to 'backup' after ten days?



Any chance that one of the "REO guys" from your office might join us for a little commentary?

the bank wants just $605k for it! We like Tustin Ranch; but would hate saying I live in "Miramonte" all the time... Looks like the same floor plan... Alister should be quieter... I don't know why Redfin shows $550k, but I guess the banks have been putting down low-ball prices online to stimulate bidding wars. I guess $605k is like the ebay "buy it now" price.



If you get the Alister price, it should be a good deal; put your offers in right at the middle of the summer buying season, jump right in the water is fine ^_^

i saw that house too! i like the alister better, has more pictures and stuff. I want to look at it but not buy it right now.

that is funny, at any given time, we have about three, we meet them at open houses and screen out the good ones... I'm in sales, so I know all the pushy ones, unprofessional ones... IR2 was great, and we'll keep his contact info, we haven't had to use him much, except for as you all know, to gather property info. Redfin is really picking up, I'm seriously considering using it when the times comes...

Does anyone know the name of the complex that has cross streets of Pioneer Road & Shwendeman Ave.? It's the gated complex right across from Cedar Grove Park, with interior streets such as Fricker, Sleeper, Goetting, Maynard, Pankey, and Nau Ave. I am hoping to find floorplans of this complex but it's difficult with a tract name. Thanks to anybody who might know what they're called.



Update: I found out it's Sedona. (Still can't find the floor plans online, though.)
