It seems like Elevate is selling faster than the Sequoias. Elevate came to market a month or so earlier I think. Elevate has 23 units sold and 1 pending. Sequoias has 13 sold and 1 pending. Irvine and IUSD are cash magnets. Enough to overcome the fact that Elevate is an inferior product that comes with mello-roos.

I wouldn't pay $2M for 3-story, let alone $3M. The only way to design a 3-story home is to have kitchen/living room/den/one bedroom on first floor, all other bedrooms on second floor, and a loft/entertainment room and/or 5th bedroom on third floor if a huge home.

Absolutely CANNOT have kitchen/living room on second floor.

Not sure when Elevate started selling. If I look at the site map, the lots already sold have better location. In the past 4 weeks, only one went into pending. That is why I said it has been slow. But being in Irvine and TB, they will surely be sold.

Another disadvantage with 3-story is all the stairs and hallways are included in the sq ft living space. So you will feel smaller than 2-story even they have the same sq ft. But 3-story is the future trend for urban living. Just like we don't see new ranch home being built anymore.
 
Why are people shocked that elevate sells better? Let’s not act like we don’t know who the target buyers are in Irvine. FCB. Most likely will not live in the place or will flip after closing escrow.

I like it this way, I enjoy having neighbors that I can chat with and build relationships with. Let the investors be in Irvine.

They might as well add in-home elevators with these 3-story builds to make it more practical 😂
 
Different folks, different strokes.

IUSD is good academically but has a relatively higher risk of impacting a child's mental well-being and perceived upbringing. A sentiment that is common among children who attended IUSD feel resentment towards their childhood, often citing that there is too much emphasis on academics (due to a hypercompetitive academic environment) and that they would want to leave the area as soon as they get the chance. This effect is at least 3 decades in the making and appears to be increasing with each generation in correlation with increasing college admissions competitiveness. The only other California public school district I've seen children be impacted to this degree is PAUSD (Palo Alto).

SVUSD is decent for a public California school district; not bad but not excellent.
 
I have heard families with young kids moving from IUSD to SVUSD for kids' mental health. Too much pressure for kids to compete in IUSD.
 
I'm not offering an opinion on this, but I've heard Portola High School (IUSD) is comprised overwhelmingly by first generation Chinese students with a not insignificant portion enrolled in ESL.
 
ESL is an interesting topic - somewhere I remember there was discussion why the percentage was so high in IUSD, and almost impossible for students to exit once enrolled. I think it has to do with state funding, and schools have incentive to receive funding thru that channel

We’re excited to be moving into Parklands at the Meadows soon! I was hoping to get some insight from those already living here on how families are handling school transportation since there are no local schools in the neighborhood.

Do most families drive, carpool, or use school buses? Are there any organized carpools, rideshare groups, or local pickup/drop-off services that people recommend?

Hi Xander, I don't live in The Meadows, I'm across the street in Baker Ranch.

My oldest kid just started kindergarten and we drive him up the hill to Foothill Ranch elementary, it's pretty close. I imagine when we're older we'd look to share rides. Currently we have a nanny come 4 days a week to pick up our kid from school.


The community of foothill ranch is great, we've met lots of families at the various parks and pools, the town center is great for taking the kids, and the Spectrum is about 10 minutes away which is both great for taking the kids or when I want a break and want to eat somewhere nice kid free.

My daughter also just started Kinder @ FRE - I wonder if our kids are in the same class? 😅
