That place has all the authenticity and charm of the Universal Studios backlot. It creeps me out to go there. I can't imagine living there.
 
I think you both are talking about the same fee. It is a Community Enhancement Fee and I believe it is 0.25% of the total purchase price. It goes to fund Ladera Ranch Community Services (<a href="http://ivic02.residentinteractive.com/programs/kb.content_view?xowner=6080333&xtype=SITE&XFOLDER=6080363&XCONTENT=6313971">LARCS</a>).

That poor girl. She spend a lot of money (HELOC sourced no doubt) to look like that. And lean up against a motorcycle inside her living room.
