What are LR enhancement fees?

It's an endowment fund for the Ladera Ranch community that the seller/s have to pay when they seller their home kind of like a sales transfer tax (1-2% of the sales price of the property).

There's also a "lifestyle fee" equal to about one quarter of one percent of the purchase price that buyers in Ladera Ranch have to pay. What "lifestyle" I'm not sure. That place has all the authenticity and charm of the Universal Studios backlot. It creeps me out to go there. I can't imagine living there.

I think you both are talking about the same fee. It is a Community Enhancement Fee and I believe it is 0.25% of the total purchase price. It goes to fund Ladera Ranch Community Services (LARCS).
